Identify one hour fire resistive walls/columns at south and west sides where structure is within 10' of property lines. Ref. IBC Table 602. Provide listed/tested fire resistive exterior wall assemblies compliant with IBC 704.5 at a minimum and detail on the plans the construction requirements exactly as described in the list assembly descriptions or specify the IBC Chapter 7 Tables and item numbers to be used. 2. Demonstrate compliance with IBC Table 704.8 for the percentage of protected and unprotected openings as applicable in exterior walls/patios required to be of fire resistive construction by IBC Table 602. Coordinate with window schedule for opening protection fire ratings as specified in IBC Table 714.2. 3. Specify the maximum slope and cross slope of accessible exterior door landings for the area that provides the maneuvering clearances specified in ANSI A117.1, 404.2.4. Ref. ANSI A117.1, 404.2.4.5. 4. Denote the dimensions of any yards that have been recorded as non-buildable portions or otherwise comply with IBC Tables 602, 704.8, 714.2 as appropriate. 5. Clarify sprinkler status in code analysis; coordinate with Fire Dept. comments. 6. Hazardous/flammable materials shall be grouped into categories and the amount in each category specified in order to evaluate plans for IBC 414.2 compliance. Sheet A-1 1. Provide the occupant information requested by IBC 106.1.2. 2. Dimension maneuvering clearances at the pull sides of Doors 102, 103, 202, per ANSI A117.1, 404.2.4. 3. Dimension/detail lobby, reception counter on public side for compliance with IBC 1108.12. 4. Toilet room 108 is not for use by a singe individual and therefore must be accessible per IBC 1108.2. 5. Break room sink and counter shall be dimensioned for compliance with IBC 1108.4. See ANSI A117.1, 606.2 and revise sink location unless knee clearance/protected exposed piping are provided for since it is not possible to center a 48" long space at the center of the sink. 6. Show location and mounting height/specify Braille requirement for men's, women's restroom signage pursuant to ANSI A117.1, 703.2.8. Sheet A-2 1. Coordinate ceiling finish materials at patios/porches with Sheet A-5. Sheet A-3 1. Denote minimum roof covering class. Ref. IBC Table 1505. Sheet A-5 1. Provide ventilation of enclosed rafter spaces. Indicate net free area of each vent type and show all vent locations pursuant to the required versus provided venting calculations. Ref. IBC 1202.2. 2. Roof top access to HVAC units is required to be detailed. Ref. IBC 2801.1. 3. Coordinate ceiling finish materials at entry in Section B with schedule and with Sheet A-2. Sheet A-7 1. In elevation 3 please dimension the distance of grab bars from the side wall for the rear grab bar and from the rear wall for the side grab bar. Ref. ANSI A117.1, Figure 604.7. 2. Dimension distance from side walls to center of water closet and center of lavatory from the respective adjacent sidewall. In Detail 2 reference ANSI A117.1, Figures 604.2, 604.3. Also dimension 42" clear from center of water closet to edge of adjacent lavatory and 48" clear in front of water closet. 3. Review height of lavatory in Detail 1 typically shown as 34". Ref. ANSI A117.1, 604.3.1. Sheet A-8 1. Finish schedule specifies MR Gypsum Board on ceilings. Comply with IBC 2509 if this material is used. 2. Specify safety glazing in doors in Detail 2 and in sidelights in Detail 1. Ref. IBC 2406. 3. Specify disabled accessible thresholds at exterior doors serving as exits. STRUCTURAL COMMENTS General 1. Recheck design structural response acceleration parameters as SDS and SD1 appear to be developed incorrect. Reference page 3 of calculations, values of 0.39 sec and 0.15 sec are mapped spectral accelerations SS and S1 for short and one second period for Site Class B. If Soils Report is not provided, Site Class D shall be used per IBC 1615.1.1. Therefore maximum spectral acceleration parameters SMS and SM1 shall be increased by Site Coefficients Fa and Fv respectively per IBC 1615.1.2, 1615.1.3 and Tables 1615.1.2(1) and 1615.1.2.(2). Please revise. 2. Following the revisions from Comment #1 above, determine Seismic Design Category for the proposed building. Please see IBC 1616.3 and Tables 1616.3(1) and 1616.3(2). Revise SDC "B" shown on GSN or SDC "C" on Structural Calculations as SDC "D" applies per independent check. 3. Reference IBC Table 1617.7 and specify seismic force resisting system, and call out on plans value of response modification Factor R. Please note Intermediate masonry shear walls are not permitted with SDC "D". Therefore, special reinforced masonry shear walls may be preferred unless designer chooses another correct option. Please clarify and update seismic base shear calculations. 4. Provide structural analysis and details of suspended ceiling as required per IBC 1621.2.5 when exceeding Category C. Sheet S1.0 1. Coordinate with General Comments 1, 2, and 3 and revise Seismic design criteria shown on plan. Ref. IBC 1603.1.5 to complete design data required to be on plans. 2. Clearly identify on the plans Deferred Submittal work. Address prefabricated roof joists and trusses. Ref. IBC 106.3.4.2. Sealed Structural Drawings and sealed Structural Calculations are required. Before submitting to the Building Official, the Deferred Submittal must first be reviewed by the project's engineer and then forwarded to the Building Department with the notation as described at IBC 106.3.4.2. Also note on the plans that deferred components shall not be installed until approved by the Building Official. 3. Revise 2000psf to maximum acceptable per City of Tucson 1500psf bearing pressure. Coordinate with cover page of calculations where 1500psf is addressed, but design is using both values for different purposes. Please obtain and present current Soils Report justifying 2000psf if such value is used and developing soil site class per IBC Table 1615.1.1. Sheet S2.0 1. Clarify missing Footnote #17 on plan and revise typo to #7 as intended. 2. Clarify shear wall length of 4.67' for DSW2-1 & 2-2 addressed on page 32 of submitted calculations. Is it total length of two shear walls, or only length of DSW2-1? Please note that length of DSW2-2 is 2'-8" as shown on S2.0 and footing length of 17' as addressed per calculations is not applicable either to one of these walls. Coordinate with previous determined diaphragm shear along Line 2 and develop horizontal shear distribution to the walls in proportion of their rigidities and then complete wall and footing design. 3. Recheck and update foundation design under Shear Wall DSW3 to provide consistency between calculations and plan. Foundation length under 8 'long shear wall shown on plan is less than 17' lengths as stated on page 33 of calculations. Please verify input data for framing layout and imposed loads for correspondence with wall location. 4. Recheck shear wall length of two masonry piers on Line D - 3.33' per calculations, but on plan 2'-8" is dimensioned. However, spread footings under the columns are provided, they do not correspond to 1.5'x8' footing developed on page 40 of calculations. Please clarify both dimensions: 1.5' per Detail 106/S4.0 appears to be less than 2' column width and 8' long footing does not apply on plans. 5. Similarly recheck footings under shear walls on Lines A, C, etc., not clear if they are intended to be symmetrical with the shear walls above, or eccentrically placed. Clarify and address foundation adequacy in both in-plane ways if eccentricity applies. 6. Clarify 22'continuous footing length under DSWE on page 41 of calculations. Please explain discrepancy as the wall along Line E is only 12'-1 1'2" per plans. 7. Coordinate with Comment #3 on Sheet S1.0 to verify allowable soil pressure. Revise/update footing design where necessary. Please see for example foundation under shear walls along Lines D and E. Sheet S3.0 1. Recheck seismic analysis shown on page 28 of calculation set. When determining diaphragm seismic shear in N/S direction, walls only perpendicular to the load participate in shear development, i.e. load of E/W oriented walls shall be included, not N/S walls as shown per calculations. For shear load at masonry walls weight of in-plane walls also shall be taken into account. Please revise seismic loads in both directions. 2. The proposed building has a plan irregularity Type 2 per IBC Table 1616.5.1. Please provide Diaphragm Layout Plan indicating number of diaphragms and their boundaries in E/W and N/S directions separately. Calculations assuming one diaphragm on page 29 appears incorrect. Please see IBC 1620.3.3. Recheck diaphragm shear on Line E where 34.5' length taken per calculations does not apply on plan. Verify if plywood type and nailing provided on GSN would be satisfactory in this case. 3. Update and complete ledger design by including combined gravity and lateral loads. Only Gravity Calculations are presented at this time. See for example L2 ledger along Line E. 4. Complete lateral analysis and roof diaphragm detailing by providing collector elements at re-entrant corners and diaphragm discontinuity transferring the forces from diaphragm to the vertical resisting elements. Typical. See for example 5-1/8 x 16-½ GLB at Line 2. This beam is imposed to axial load as well as gravity and combined stress check shall be provided. Also drag connectors at masonry shear wall (Detail 204) shall be designed. Ref. IBC 1620.3.4, 1605.4. However, beam stops at steel column, there should be an element transferring horizontal shear to DSW2-2 shear wall, which is missing at this time. Please complete. 5. Clarify lintel call out where arched lintel detail applies. Coordinate with South Elevation Lintel at covered porch, but not indicated on Framing Plan as an arched. Sheet S4.0 1. Coordinate with Comment #4 on Sheet S2.0 and clarify where two #5 each end of shear wall per page 40 of calculations are addressed on Details 106 & 107. 2. Revise ties spacing of #2@32"o.c. on Detail 107 to provide compliance with ACI 530-99/ASCE 5-99/TMS 602-99 Section 2.1.4.6 for ties in masonry columns as part of lateral resisting system. Sheet S5.0 1. Coordinate with Comment #4 on Sheet S3.0 and update Detail 204. Please revise to show masonry wall parallel to GLB beam for conformance with Roof Framing Plan. PLUMBING COMMENTS Sheet P1 1. Provide site/utilities plan as referenced for continuation of water and sewer systems. 2. Indicate maximum height of water heater platform as 8' above floor or provide permanent ladder. UPC 511.2. 3. Revise Plumbing Fixture Schedule and adjust fixture totals per UPC Table 6-3 as follows: a. Lavatory (P2) shall have two water fixture units for public use. b. Lab Sink (P5) shall have two water fixture units. c. Mop Sink (P6) shall have four water fixture units. d. Include fixture units for hose bibbs. 4. Stated ST-5 expansion tank appears to be undersized given water heater size and assumed water pressure. MECHANICAL COMMENTS General 1. Provide rooftop access for service of mechanical units. IMC 306.5. Sheet M1 1. Revise Mechanical General Note 8 to indicate placement of duct detector in return as indicated in plans. IMC 606.2.1. International Energy Code Calculations 1. Verify lighting system complies with IECC Section 705. ELECTRICAL COMMENTS General 1. When an alarm system is provided to alert the occupants the system shall include visual devices located in common use areas such as lobby, break room and places where persons may be alone (restrooms). Reflect locations and mounting heights of visual alarm devices that comply with ANSI A117.1, 702. Sheet E-3 1. Clarify voltage on genset is to read 120/207 Volts; Revise as applicable. 2. Plans show a 3-Pole transfer switch and Panel A shows a 60 Amp 2P breaker feed to Panel B which typically indicates a separately derived system. Please provide bonding jumper from generator bond bar to neutral. Provide common grounding electrode from service entrance section to generator bond bar. Ref.
