Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal. 2. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match. 3. Show roof drainage (flow arrows). DS 2-02.2.1.A.16 4. Show cut and fill quantities on the grading plan. 5. Show grading limits on the plan. IBC Chapter 36 Section 9.7. If disturbance area exceeds 1 acre a Stormwater Pollution Prevention Plan (SWPPP) is required. The SWPPP must be submitted with the next grading plan submittal. 6. The plan and sections show grading being done too close to the property line. For setback minimum requirements see IBC Chapter 36 Section 14. 7. For the retention basins show 100 year peak Water Surface Elevation (WSEL) and ponding limits. 8. Grading note 11 is incorrect. All work must conform to the Grading Standards in Chapter 36 of the IBC. 9. Finish Floor Elevation (FFE) of structures must be a minimum of one foot above the 100-yr peak WSEL of any adjacent basin. The FFE of the structure in the southwest corner of the property is not 1' above the 100-yr peak WSEL. Modify the plan SDRM 3.5.1.10. 10. A soils report is required in conjunction with the design of each surface storage facility that utilizes infiltration as a method of basin drainage. Percolation test must show a maximum disposal time of 12 hours. The report must also provide a recommended minimum basin setback from buildings. 100-yr peak ponding define basin limits. Structures must be set back from ponding limits. Show ponding limits and setbacks. SDRM 3.5.1.5. and SMDDFM 14.2.6. |
