Approval is not recommended at this time. Changes that may occur to the site plan due to any forthcoming comments should be reflected on the grading plan. Please address the following: GRADING PLAN COMMENTS: 1. Please include or reference conformance to excavation and grading requirements outlined in the 2000 International Building Code (IBC) - local amendment (chapter 36), in the General Paving and Grading Notes; 2. Please depict sidewalk scuppers at downspout locations for conveyance of 10-year flows under sidewalk areas (Development Standard - DS 2-08.5.1 E); 3. Depict new 6' sidewalks, 3' from back of curb along Drexel Road and Park Avenue frontages, in accordance with existing Mayor and Council Policy guidelines and DS 3-01.3.3 A; 4. Depict a sidewalk scupper, or scuppers at the basin outlet location, for conveyance of the 10-year flow under the sidewalk area (DS 3-01.2.8 &3-01.4.4 F); 5. Please clarify the basin dimensions noted on the southern portion of the basin - the dimensions provided (top and bottom widths?) are not clear on the plan; 6. Provide typical cross-sections at each property line, fully dimensioned and labeled. It appears there may be potential for sediment acceptance along the southern and eastern borders that may be addressed in the sections. Conformance to minimum setbacks for grading should be met, in accordance with Section 14 of the 2000 IBC (Chapter 36 - Excavation and Grading). 7. Depict limits of grading on sheet 1.2; Please address all of the above comments. Subsequent comments may be forthcoming should any Site Plan revisions warrant such.
