PROJECT NAME: Julian Ranch West
PROJECT ADDRESS: 6841 S McKinley Ave.
PROJECT REVIEWER: James C. Tate, P.E.

The following items must be revised or added to the Grading Plan. Please include a letter with the next submittal addressing how all the engineering and floodplain comments have been addressed.

Resubmittal Required: Grading Plan, Drainage Report

GRADING PLAN

1. A copy of the stamped approved Tentative Plat must be included with the Grading Plan submittal.

2. The Geotechnical Report must recommend a minimum building setback from the basins prior to any building permit approval.

3. On Sheet 10 Detail 1 (Weir 2) show the length of the weir.

4. Sheet 11 Section A says 70 LF 2X24"RCP @ 1.4%. Sheet 6 says 100 LF 2X24" CMP @ 1%.

5. Sheet 11 Section B says d=.61. The Drainage Report Channel Table says d=.81.

6. Sheet 13 Section B needs to show the channel depth and the slope.

7. Sheet 13 Section D says d=.59. The Drainage Report specifies .63.

8. Sheet 15 Section C show the slope.

9. Sheet 6 shows a bleeder pipe from the South Channel to Basin 6. This transfer of offsite flow to onsite facilities is unacceptable. Relocate the bleeder.

10. Sheet 2 shows lots 145 and 146. Sheet 1 shows these lots as being on Sheet 4.

11. Show a typical section of the slope between two lots. For example, there is a 2.4 ft. drop between lots 55 and 64. Is this a retaining wall or slope? Show a detail.

12. Detail A Sheets 5 and 7 show rip rap covering the entire height of the bank. However, there is no flow coming over the bank. Is it intended that this riprap be grouted? Concrete of any kind can not be used in a WASH Ordinance wash. Therefore grouted riprap is unacceptable.

DRAINAGE REPORT

1. The HEC-1 routing shows DET8 peak WSEL as 2740.04. Page 12 of the Drainage Report and the Grading Plan shows the peak WSEL as 2741.29.

The Stormwater Pollution Prevention Plan does not meet the requirements of the AzPDES Construction General Permit. The following items must be addressed:
Provide operator signatures on the Notice of Intent and the operators certification. (Part IV.F.)
Revise the general location map to show and identify receiving waters within 1 mile. (Part IV.C.2.e)
Revise the report to remove references to the Town of Sahuarita Development Code (page 5).
Provide an estimate of the runoff coefficient for pre-development conditions. (Part IV.C.2.d.)
Show the locations of bleed pipes to the Julian Wash on the site map. (Part IV.C.3.g.) Explain sediment controls that will be used to prevent the discharge of sediments from the bleed pipes. (Part
Describe where and what type of velocity dissipation devices will be used at discharge locations for the bleed pipes and for the other discharge locations. (Part IV.D.5.b)
Revise the site map to clearly show where silt fence, rip rap, gunnite, or crushed rock will be used as temporary or permanent stabilization. (Part IV.C.3.d.)
Describe the timing for constructing and stabilizing the constructed drainage channel at the southern project boundary. (Part IV.D.5.b)
Revise the inspection descriptions and the sequence of soil disturbing events on the plan sheets to match the descriptions in the narrative report.
If concrete trucks are not to be washed out on the site, describe the procedures that will be used to prevent discharges from becoming pollutants. Otherwise provide for a designated washout area that will allow trucks to wash out and prevent the discharge from entering drainageways or paved streets. (Part IV.d.7)
Describe controls that will be used for non-stormwater discharges such as for water line flushing. (Part IV.D.7)
Submit three copies of the revised plans for review.
