The next submittal of the site plan must be accompanied by a Hydrology Report prepared, sealed, and signed by an Arizona registered professional civil engineer. Such report should be prepared in accordance with the Standards Manual for Drainage Design and Floodplain Management in Tucson, Arizona and address, at a minimum, offsite flow acceptance, existing and proposed peak stormwater discharge, and a floodplain analysis for the adjacent Mountain Avenue Wash under existing and proposed conditions. If the increase in runoff will adversely impact the Mountain Avenue Wash and properties and structures adjacent to the wash, 5-year threshold retention will need to be provided with respect to the proposed development. (Development Standard 2-02.2.2.C) 2. Dimensions and bearings should be provided for the lot on the site plan (sheet A-1). A basis of bearing should also be provided on the site plan. (Dev. Std. 2-02.2.1.A.5) 3. Existing and future sight visibility triangles (SVT's) for the parking lot drive adjacent to the proposed development should be shown with the lengths of each annotated on the plan. (Development Standard 2-02.2.1.A.10) 4. The width of all existing and proposed parking area access lanes (PAALs) in the proposed development should be shown. (Dev. Std. 2-02.2.1.A.11) 5. Limits of the 100-year floodplain and associated water surface elevations for the Mountain Avenue Wash floodplain should be shown. (Dev. Std. 2-02.2.1.A.15) 6.
