A 10' wide street landscape border is required adjacent expansion areas along Mountain Ave. Up to 5' may be located within the right of way only with approval of the City Engineer. The area between the property line and the sidewalk must also be vegetated or covered with an appropriate dust control material such as decomposed granite. 50% vegetative coverage of the border is required exclusive of any plant materials used for screening. Provide calculations for coverage. LUC 3.7.2.4/DS 2-06.3.4 2. Up to 5' of the street landscape border may be located within the R.O.W. with the approval of the Engineering Department. On Major Streets and Routes, R.O.W. availability varies depending on future sidewalk locations. 3. A minimum 30' screen is required at the back of the landscape border. LUC 3.7.3/2-06.3.7. 4. All required landscaping, irrigation systems, walls, screening devices, curbing, and detention basin landscape improvements on the site or within the abutting right-of-way shall be maintained as shown on the approved plans. The property owner is responsible for proper maintenance to achieve permanent, safe, and successful landscaping as required by Article III, Division 7 of the City of Tucson's Land Use Code and Development Standard 2-06. Failure to maintain the improvements or landscaping pursuant to these code requirements constitutes a violation of the LUC. Please add this note to the landscape plans. LUC 3.7.2.7 4.
