2) Per AM 2-07.5.4F show the Floodplain areas in a surveyable and readily retraceable manner. Update General Note 6 accordingly. See also Tucson Code Section 26-8(b)(5)
3) Per UDC 8.4.5A2 and UDC 8.6.2 please provide a copy of the assurances filed under separate document with the City of Tucson for review with the next submittal of the block plat. Please see AM 2-07.5.3E for verbage to be included as part of the assurances.

Pima County Regional Wastewater Reclamation Department (PCRWRD) received this Final Plat on May 11, 2017. The following revisions are requested:

1. A Type II Capacity Letter must be issued for this project before the Final Plat can be approved.
2. Page 1: General Note #8, add "by separate instrument" after the word abandoned.
3. Page 2: Identify the new 20' sanitary sewer easement as "20' public sewer easement" or "20' public sanitary sewer easement".
4. Page 2: RWRD is requesting for the new 20' public sewer easement to be extended to the south line of the easement to the south right-of-way line of Cushing Street.
If you need further clarification of the reasoning for this request, please contact Francisco Galindo at 520-724-6733. He is currently reviewing the Sewer Improvement Plan (SIP) and the location of the sewer may need to be shifted.
The new sewer alignment would also need to be reflected on the SIP plans.

The next submittal will be the 2nd submittal for this Final Plat. The RWRD review fee for the 2nd submittal will be $50.00 (Per PC Code, Title 13.20.030.A.2).

The line work for said Alemeda Acequia Madre and Clearwater Drive within Avenida Del Convento can be removed as it is all to be public right of way in the end.

The note for Cushing Street along the north side of the Block being created should simply read: "Vacated Right of Way" or "Right of way Vacated South of this Line" ....and "Existing Right of Way Line" should read "Former Right of Way Line"

The note for Cushing Street at the intersection of Cushing and Avenida Del Convento can be removed since public right of way is remaining for said streets. The line work for said Cushing Street within Avenida Del Convento can be removed as it is all to be public right of way in the end.

If Avenida Del Convento is being created by this plat, then the City (Mayor) needs to be included as a signatory on the dedication or the Rio Nuevo Multipurpose Facilities District needs to acquire title to the the proposed right of way prior to plat approval. The same goes for the public I/E easte at the SW side of Avenida Del Convento.

I do not believe the new Right of Way line for Cushing should extend east beyond the Block being created and Existing right of way line should be shown as solid.

The note for the Easterly Line of Block 13 and CA "C" should be better positioned or have arrows pointing to the line as there is an erosion set back line in the area and the note sits on top of the 30' reclaimed easement and could be confusing without the benefit of the narrative legal or record of survey.

There is at least one CoT Monitoring well that is to remain on site. Please have the well(s) identified and have the well(s) shown on the plat with an easement created for each well that is to remain and an access easement to each remaining well. Flood Plain limits have either changed or are in process...not sure showing old information on the plat is useful. The Contact for this issue is Fred Felix at 837-6620.

A right of entry should be issued by the City prior to allowing any construction activities on the site OR closing and recordation of the Deed conveying the property should occur.
