WATER SUPPLY
Tucson Water will provide water service to this project based on the subject zoning of the above parcels. Tucson Water has an assured water supply (AWS) designation from the State of Arizona Department of Water Resources (ADWR). An AWS designation means Tucson Water has met the criteria established by ADWR for demonstration of a 100-year water supply - it does not mean that water service is currently available to the subject project.

WATER SERVICE
The approval of water meter applications is subject to the current availability of water service at the time an application is received. The developer shall be required to submit a water master plan identifying, but not limited to: 1) Water Use; 2) Fire Flow Requirements; 3) Offsite/Onsite Water Facilities; 4) Loops and Proposed Connection Points to Existing Water System; and 5) Easements/Common Areas.

Any specific area plan fees, protected main/facility fees and/or other needed facilities' cost, are to be paid by the developer. If the existing water system is not capable of meeting the requirements of the proposed development, the developer shall be financially responsible for modifying or enhancing the existing water system to meet those needs.

This letter shall be null and void two years from the date of issuance.

Issuance of this letter is not to be construed as agency approval of a water plan or as containing construction review comments relative to conflicts with existing water lines and the proposed development.

This plan has been reviewed for compliance with the Administrative Manual Standards listed in section 2-07 of the City of Tucson Administrative Manual. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC).

SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The following items need to be addressed:
1) Per AM 2-07.5.1H please add the Subdivision Case Number (S15-050) in the lower right corner of the plat next to the title block.
2) Per AM 2-07.5.5C5 please indicate if the distances and bearings between all monuments used is measured or calculated.
3) Submit the documents required by AM 2-07.6.1 prior to Mayor and Council scheduled consideration.
4) Per UDC 8.4.5B3 please submit assurances for review with the 2nd submittal. Assurances should specifically include requirements of the rezoning case C9-94-32 as follows;
a) Improvements to the Sun Tran bus stop adjacent to the rezoning site at the southwest corner of Drexel and Country Club Road, including a shelter pad and bricked landing area connected to the pedestrian access system and a wheel chair accessible bus stop shelter with secured bicycle parking.
b) Participation in paving, curb and sidewalk improvements for the Country Club and Drexel Road per rezone condition 3 of case number C9-94-32.
c) Installation of an interim left turn lane widening at any proposed access points to Drexel Road or Country Club Road for development which occurs prior to the afore mentioned paving improvements.
5) Per AM 2-07.5.1I a legend which shows and describes all symbols used on the drawing must be placed on either the first sheet of the plat or the first sheet which contains all or part of the subdivision drawing. The legend has line work for centerline that is used along two different but parallel alignments along Tucson Blvd, north of Drexel. Please verify and show the actual roadway centerline for Tucson Blvd, north of Drexel. Please delete any other extraneous centerline line work.
6) Per AM 2-07.5.3D the last 2 digits of the year that the Clerk signs may be better left blank if there is any doubt that the plat will get recorded this calendar year (ie. 20__ instead of 2015).
7) Per AM 2-07.5.3E please update the verbage in the assurance section to read as required by code without variation. The plat is missing the detail as to what happens if the assurance lapses regarding the suspension of building permit issuance or the withholding of Certificates and Occupancy.
8) Per AM 2-07.5.4H please show the no-vehicular access easements where applicable per rezoning conditions and site layout of development plan. A cross access agreement may be required.
9) Per AM 2-07.5.4I please show the detention/retention areas in a surveyable and readily retraceable manner.
10) Per AM 5.5B please provide accurate dimensions, bearings, or deflections angles and arcs, and central angles of all curves for easement line work. There is concern as to how line work for water or gas easements shown on this plat may be surveyed at a future date.

Thank you for the opportunity to comment on S15-050 TACC Tract No 2 Minor subdivision; a development plan review application for an approximately 4.04-acre site located on the southeast corner of Drexel Road and Tucson Boulevard. The proposed land use is commercial.

This site is within the Tucson International Airport public disclosure area and traffic pattern airspace. The site is also within the City of Tucson Airport Environs Zone (LUC 2.8.5) and the AEZ Airport Hazard District (LUC 2.8.5.C.1).

The Tucson Airport Authority conditionally approves the subject request contingent upon the following condition of approval, as noted below. This condition should be identified in the general notes of the approved development plan.

Condition of approval:

"That prior to the City's approval of any construction permit for a permanent building, the property owner shall record the Airport Disclosure Statement form that discloses the existence, and operational characteristics of the Tucson International Airport to future owners or tenants of the property and further conveys the right to the public to lawfully use the airspace above the property. The content of such documents shall be according to the form and instructions provided."

"That development shall not cause or potentially affect aviation in the vicinity of the site, including but not limited to, physical obstructions to aircraft operations, interference with operations by way of electrical static, visual obstructions through emissions or glare, and/or the open storage of petroleum products, explosive materials, or materials which attract or lead to the concentration of wildlife."

Plan Tucson on the Future Growth Scenario Map identifies the project site as Existing Neighborhoods. Existing neighborhoods are primarily developed and largely built-out residential neighborhoods and commercial districts in which minimal new development and redevelopment is expected in the next several decades. The goal is to maintain the character of these neighborhoods, while accommodating some new development and redevelopment and encouraging reinvestment and new services and amenities that contribute further to neighborhood stability. Plan Tucson supports infill and redevelopment projects that reflect sensitivity to site and neighborhood conditions and adhere to relevant site and architectural guidelines.
