Hereafter referred to as "plat" or "plats." A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder's Office. The final plat is kept on file and becomes part of the permanent record for the subject site. (Am. Admin. Directive, 5/14/2013) 2-07.2.0 APPLICATION SUBMITTAL REQUIREMENTS Plat application packets are available from the PDSD Department. Completed applications and accompanying materials are submitted to the PDSD. Incomplete or inaccurate applications will not be accepted, nor will any application in which the pre-application conference or neighborhood meeting requirements have not been met. Should an incomplete submittal be accepted for review, the applicant should be aware that, because of a lack of information, the review will take longer since comments cannot be finalized until after the re-submittal when the required information is provided. The types of documents and the specific number of copies required of each of the documents are on the PDSD website or may be obtained from the CDRC office. The following documents and information shall be submitted upon application: 2.1 Application Form A completed application signed by the property owner or authorized designee; 2.2 Plat A plat must be prepared to the format and content requirements described herein; and, 2.3 Fees Fees in accordance with Section 4-01.0.0, Development Review Fee Schedule. 2-07.3.0 SUBMITTAL TIMING Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's 2-07.4.0 FORMAT REQUIREMENTS PLATS MUST: T.S. 2-07.4.1 Be on a 24-inch by 36-inch sheet(s) folded to the eight and one-half inch by 11-inch format shown in Exhibit I. The plat may comprise several sheets showing various elements of required data; T.S. 2-07.4.2 Be prepared on materials that can be transferred to double-matt Mylar reverse read; T.S. 2-07.4.3 Have a two-inch margin on the left side and one-half inch margins on the remaining sides to comply with standardization requirements of state law for recorded plats; T.S. 2-07.4.4 Be drawn to a scale of no more than one inch equals 40 feet; and, T.S. 2-07.4.5 All lettering and dimensions shall be three-thirty-seconds inch in height. 2-07.5.0 CONTENT REQUIREMENTS T.S. 2-07.5.1 GENERAL T.S. 2-07.5.1.A - A project-location map must be drawn in the upper right corner of the first sheet of the plat at a scale of three inches equals one mile and include the following information: T.S. 2-07.5.1.A.1 - The project site approximately centered within a one square mile area; 01. COMMENT: It is preferred that the location map, in this case, cover the full section 14. Revise the location map drawing to depict the full section 14. T.S. 2-07.5.1.A.2 - Label the section, township, and range; section corners; north arrow; and the scale; 02. COMMENT: Remove the text labeled for the ¼ corners and revise with the section numbers that surround the Section 14. T.S. 2-07.5.1.A.3 - Subdivisions, arterial and collector streets, major watercourses, and railroads within the one-mile area; and, 03. COMMENT: Relocate the Location Map next to the title block and place the subdivision text on the left hand side of the location map or list the map and plat numbers within the location map. T.S. 2-07.5.1.A.4 - Label the city's jurisdictional limits, if within the mapped area. 04. COMMENT: Label all arterial streets names based on the requested revision to the location map and draw and label the COT/PC jurisdictional limits. T.S. 2-07.5.1.D - Place the words "SEQ#________" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation. 05. COMMENT: Remove the BOOK and PAGE text the plan sheets corners and add the Text "SEQ#_______", as noted by the standard above. T.S. 2-07.5.1.E - Provide a title block in the lower right corner of each sheet with the following information: T.S. 2-07.5.1.A.1- Subdivision name; number of blocks, lots, and/or units; and common area; 06. COMMENT: Include the words "FINAL PLAT" in the title block located in the lower left side of all plan sheets. T.S. 2-07.5.1.H - The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. 07. COMMENT: This Final plat has been assigned the PDSD case number S14-007. List the case number in the lower right corner of all final plat sheets. T.S. 2-07.5.2 - GENRAL NOTES The plat must include the following general notes. Additional notes specific to each project are required when pertinent. Fill in the blanks with the project-specific information. T.S. 2-07.5.2.B - "The total number of lots is ____." 08. COMMENT: Revise general note 2 to state the number of lots is 3. T.S. 2-07.5.2.D - If the property is subject to conditions of rezoning, add the following note: "This plat is subject to the conditions of rezoning case number C9-__-__, unless superseded by a subsequent rezoning ordinance." 09. COMMENT: add the general note as noted by the standard above. The rezoning case number applicable to the site is C9-80-77. Also, list the rezoning case number in the lower right corner of all final plat sheets. T.S. 2-07.5.2.E - If subject to floodplain requirements, add the following note: "Prior to issuance of any building permit, a Flood Plain Use Permit is required for Lots ____." 10. COMMENT: If applicable, add the general noted as noted by the standard above.
