I further certify that this Record of Survey was prepared under my direction." 4) Draft DS Sec.2-03.11.9.B: Dedication. Include the following paragraph: DEDICATION "We the undersigned, hereby warrant that we are the owners and the only parties having any interest in the land shown on this plan, and we consent to the split of the said land in the manner shown hereon." Assistant Development Review Division Pima County Development Services Department Subject: Record of Survey 1036 N 1st Ave., Lot 9 &12 Block 30, Feldman's Addition, Lot Split, 1st submittal S07-134 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. 1. Add the project number, S07-134, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers (e.g. re-zonings, etc) 2. Label the properties surrounding the proposed project site (e.g. Parcel ID). 3. Add a Permitting Note so it states: A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT. 4. Add a General Note so it states: THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE AGREEMENT, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT. 5. Add a General Note so it states: MAINTENANCE AND OPERATION OF THE PRIVATE SANITARY SEWERS (HCS) TO ITS POINT OF CONNECTION TO THE PUBLIC SEWER IS THE RESPONSIBILITY OF THE PROPERTY OWNER. 6. Show the public and private sewer lines using different line-types, so that they can readily be distinguished from each other. Revise the Legend block accordingly. 7. Revise the plan to show all HCS connections (existing and/or proposed) to the public sewers that will provide sewer services separately for Parcels 1 and 2. HCS connections to existing public sewer main need to be 5 feet apart at the point of connection, and the 5-ft separation need to be maintained in the entire public Right-Of-Way up to the property line. Add a label or keynote to each proposed HCS that states "New HCS per PCWMD Engineering Directive ENG-2005-01". If the two existing dwellings share an existing private HCS, the project will need to create a Sewer Access Easement for that HCS and a JOINT SEWER USE AND MAINTENANCE AGREEMENT for the portion of the private sewer that is shared by both proposed parcels. The agreement will need to be reviewed and approved by Ms. Ilene Deckard of the Pima County Wastewater Management Department (740-6544). Before this office will be able to approve this lot split (or Record of Survey), the new Joint Use and Maintenance Agreement and the easement will also need to be recorded. 8. Revise the plan to show and label all public sewer elements that are located within 100' or shown on this project. a. Label existing sewer lines with their Pima County construction plan numbers, pipe sizes, pipe materials, and flow arrows. b. Label all public manholes that are downstream from any existing and proposed House Connection Sewer (HCS) for this project with their IMS numbers, and rim and invert elevations. For example, show and label the existing public sewer east of the proposed project as EXIST. 8" VCP G-77-10 and the existing public manholes as EXIST MH89-48-M and EXIST MH 8808-22. Show and label existing sewer on E Speedway Blvd. as EXIST 8"VCP G-46 and the existing manhole as EXIST MH 8808-07. Existing public sewer information may be found on the PCWMD Maps and Records (5th floor) or on the PCWMD and PCDOT MapGuide internet websites. 9. This office will require a revised set of plans, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. Pedestrian use areas are not included in this calculation. 21. To prevent vehicles from access parking areas on Parcels 1 and 2 it would be preferred that fencing be place along the north property line of parcel 1 and the east property line of parcel 1 and 2 instead of the wheel-stop curbing. Staff believes the wheel stop curbing will not be sufficient deterrent to prevent church patrons from utilizing this area. 22. Per the e-mail from Wayne Bogdan the shed and ramada are not considered as nonconforming structures and would therefore have to meet current LUC code requirements. Please provide the required setback of six (6) feet or two-thirds (2/3) the height of the exterior building wall of the ramada from the new south and east property line of parcel 1 and from the shed to the north and east property line of parcel 1. If the minimum setback cannot be met a letter from the property owner of Parcel 2 is required that give permission to have the ramada set closer to the property line than required by the LUC. Request the Record of Survey be annotated to show a driveway for each of the proposed parcels. Request an easement be granted by separate instrument to the owners of Parcel 2 to provide legal access w/in Parcel 1.
