1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:

· Trust Agreement
· Amendment to Trust
· Agreement to Construct
Submit the above documents containing original signatures, copies of the documents and signatures will not be forwarded to the City of Tucson attorney for review. For information only.
3. The title block of the plat must match the Subdivision Assurances verbatim. For information only.
4. A legend, which shows and describes all symbols used on the drawing will be placed………..…per D.S. 2-03.6.1.L. Also include all abbreviations used on the drawing in the legend.
5. Add the following hold-harmless statement: "(I/We), the undersigned, do hold hereby hold harmles the City of Tucson ………". The statement shall be written verbatim per D.S. 2-03.6.3.B.3.
6. If applicable, the following BENIFICIARY block must be included on the title page………….….per D.S. 2-03.6.3.C.
7. Provide location, dimensions, areas, in square footage, and purposes of lots proposed for………...per D.S. 2-03.6.4.D.

Tucson Electric Power Company (TEP) has received the final plat
submitted for review May 23, 2007. TEP is unable to approve the plat at
this time.



On April 4, 2007 TEP requested the following additional plans in order
to complete the electrical design. The design is necessary to determine
our easement requirements and review the final plat.



Additional plans necessary for preparation of the design are: building
plans including water, electrical, landscape, sidewalk and paving plans.
Also, submit the AutoCAD version of the plat on a CD or email to
lcastillo@tep.com <mailto:lcastillo@tep.com> . The AutoCAD should be in
the following format:



A. Complete and identical to the official hard copy (paper) subdivision
plat.

B. DWG format

C. AutoCAD Version 2002 or lower

D. 2D, not 3D

E. Layers relate to a unique set of CAD features within the drawing.
(For example all lot lines should be on one layer, street centerlines
another layer)

F. Required Layers: Lot Line, Right of Way, and Street Centerline

G. At least three tie points are required; one must be a Section or a
Quarter and the others may be street intersections or lot corners.
Bearings and distances must be designated from the tie points

H. Any special fonts, X-REFs, or attachments should be submitted along
with the CAD drawing.

The proposed sewer collection lines to serve the above-referenced development have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ), and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

The Pima County Department of Environmental Quality and the Wastewater Management Department hereby approve the above referenced submittal of the Tentative Plat as received by us on February 08, 2007.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality Department.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating, or engaging in any activity which may cause or contribute to air pollution.
