The minimum preservation values are incorrect for several of the species and they do not correspond with the value for "minimum TOS". We also recommend that row 5 of the calculation table on that page be designated as "proposed transplant on site", rather than "Total Plants On Site". DS 2-15 Worksheet 2) Landscape and irrigation installation in right-of-way areas must be approved and permitted by the City Engineer. The plans must comply with the City Engineer's requirements on construction, irrigation, location, and plant type. Provide verification, in writing, of any approvals obtained. The irrigation system may not be located within the right-of-way or under streets without City Engineer approval, a seperate water meter may be required. See drawing I0.08 (Irr. line under Street A). The Zoning Review Section approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements. 2. In the lot setback requirements on page 1 of 4 add a note stating that front loading garages setback will be a minimum of 18' from property line or 19' back of sidewalk, which ever is greater. 3. Provide the following at time of Final Plat. Three (3) copies of Covenants, Conditions, and Restrictions (CC&Rs) are required when there is to be an association of home owners to assume responsibility for the ownership and maintenance of commonly-owned property. Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: Camino Seco Village Lots 1 – 35 and Common Areas A -C Tentative Plat – 3rd Submittal S05-211 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 1: The Location Map is misleading in that Halcyon Acres Annex No. 2. Lots 72 and 73 appear to be shaded. Please adjust the Location Map. Sheet 1: Book 9, M&P Page 69 is the plat number for South Lawn Memorial Park. Please correct the Title with the correct M & P book and page for Halcyon Acres Annex No. 2. Sheet 2: The on-site sewers are public, located in public streets. Revise General Notes #28 so that Private Sewers are omitted from the list of Homeowner’s Association responsibilities. Sheet 3: MH. #3, appears to be a terminal manhole with an INV. IN, we are not sure from which direction, and there is no proposed reach of sewer as a means for servicing Lot #1, as shown on the plan.. Revise the plan so that it shows an extension of the proposed sewer that will front Lot 1 and correct the sewer Line and MH tables as appropriate. Or, explain the omission of sewer service to Lot 1. The next submittal of this project will be the 4th submittal. A check for the review fee of this submittal in the amount of $78.00 per sheet, made out to PIMA COUNTY TREASURER must accompany the revised set of blue lines and response letter.
