The Zoning Review Section approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements.

1. Revise the rezoning reference numbers listed I the lower right corner of the sheets. The prefix CO of the rezoning case numbers implies that these are Pima County rezoning cases. In fact the cases have been initiated through the City Of Tucson therefore the prefix should be C9.

All applicable Pima County rezoning cases must utilize the CO prefix. Revise as required.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use:


Sheet 1: Add a General Note that states:

THE LANDSCAPING WITHIN ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4.

Sheet 2: The proposed public sewer easement in Common Area C adjacent to Lot 56 must be 20' wide. It is acceptable for 2' of the public sewer easement to be within the boundaries of the basin. Revise as necessary.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.Subject to the above, the final plat is hereby approved. The required revisions may be shown on the Mylars.

We have sent to your office under separate cover, three originals of a Public Sewer Service Agreement for the proposed number of blocks and residential lots. The three originals of the Sewer Service Agreement must be signed by the Owner of Record and notarized, and the three originals must be returned to Wastewater Management before we can issue a construction permit for the proposed public sewer lines (G-2003-148) that will serve this development.
