SUMMARY: The Final Plat has been reviewed by Development Services Department Engineering Division. We do not recommend approval of the Final Plat at this time. The following comments must be addressed before the Final Plat can be approved.

Final Plat Comments:
1. DS Sec.2-03.6.3.B Place the owner's signature line at the end of the Dedication.
2. DS Sec.2-03.6.5 Show all boundary data on the plat. Provide closure calculations for the subdivision.
3. Clarify Key Note 4 on Sheet 4 of 5 which does not point to a drawn feature. Also clarify the other floating arrow on the same sheet.
4. DS Sec.2-03.6.4.G Provide a no access easement for Lot 6 along Santander Avenue.
5. DS Sec.2-03.6.4.A Show and label all easements including the WAPA easement.
6. DS Sec.2-03.6.4.I: Retention/detention areas must be shown in a surveyable and readily retraceable manner. The 100-year ponding limits of the basins shall be labeled with surveyable data. The basin areas, labeled as Common Areas "A" "DRAINAGE" on the Final Plat, need clarification. In the Title Block, the common area descriptions and the basin area need to be differentiated; label the basin areas exclusively as "RETENTION / DETENTION BASIN" and label the other areas (such as channels) as "DRAINAGE".
7. Remove the off-site Q notation on Sheet 2 of 5.
8. Remove the PXXXX-XX from each sheet.
9. DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. Address the following for other portions of the assurance package:
a. Revise any sheets of the assurance paperwork to reflect any change in descriptions of the common areas. The legal description of the subdivision must be the same wherever it appears in the submittal.
b. Provide AMENDMENT TO TRUST / THIRD PARTY TRUST.
c. Provide AGREEMENT TO CONSTRUCT SUBDIVISION IMPROVEMENTS / THIRD PARTY TRUST.
d. Provide copy of sample Warranty Deed.
e. DS Sec.2-03.8.1.D: Provide a copy of the updated Title Report (current within thirty days).
f. DS Sec.2-03.6.5.B: Assure that any and all easements listed in the forthcoming title report are labeled on the plat.
g. For this and future projects, please provide two 8½" by 11" location map sheets for assurance submittals that go to Mayor & Council.
h. If the descriptions of the common areas are changed on the Final Plat title block (due to above comments), the CC&R's descriptions of the subdivision common areas need to match the Final Plat title block descriptions.
i. Add items to Exhibit B explicitly stating that the linear park improvements and that the erosion protection must be included as assurable items.
