We offer the following comments: Final Plat: 1. Provide the "DEDICATION" block signature lines as required by D.S. 2-03.6.3.B.4. 2. Change the 'City of Tucson Engineer" under the "ASSURANCES" block to "City of Tucson Development Services Department Engineering Administrator". 3. Correct the spelling of the word "Underground" in the 4th paragraph of the "DEDICATION". 4. Provide the Basis of Bearing and describe how the project ties into it as required by D.S. 2-03.6.5.C. 5. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3. 6. Show the detention/retention areas, within the Common Areas, in a surveyable and readily retraceable manner (D.S.2-03.6.4.I). 7. Any proposed easements dedication or abandonment by a separate instrument must be processed before the final plat can be approved. Additionally, the recordation information must be submitted with the final plat. Perhaps the proposed dedications and abandonments can be accomplished by the Plat instead of a separate instrument. 8. The proposed trail and multi purpose path locations have not been determined yet and they are still being addressed in the Tentative Plat review. 9. Label the common area south of lots 181-183 (Common Area "A" ?). 10. Submit with the revised Final Plat the Assurances package for review. CC & R's: 1. It appears that the CC & R's did not specifically address the maintenance of the drainage facilities. Add a paragraph, which addresses the maintenance of the drainage structures in more details (i.e. what facilities to be inspected and maintained, how, when, by whom, the detention/retention basin maintenance list, keeping records, and repair decisions, etc). 2. This Office recommends including the Detention/Retention maintenance checklist in the CC & R's to allow the Home Owners Association access to it and facilitate their maintenance responsibilities. Prepare a detailed response that explains the revisions that were made and references the exact location in the CC & R's and on the Final Plat where the revisions were made. THRU: FROM: ____________________________________ representing the Pima County Departments of Wastewater Management and Environmental Quality SUBJECT: Civano II, Lots 1-92, Blocks 1 and 2, and Common Areas A-D - Submittal S03-021 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 1: Revise: Replace the phrase THE PUBLIC with the phrase THE CITY OF TUCSON, PIMA COUNTY AND ALL UTILITY COMPANIES in the 3rd paragraph of the Dedication. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER ) must accompany the revised set of bluelines and response letter.
