1) Section C-4.c.ii, of the Civano PAD calls out that each Mini Park shall be at least 4,500 square feet. Please provide the total square footage for each Mini Park. Please provide this information as a note on Sheet 2, Sierra Morado Unit 1 Miniparks - Layout Plan, under the Layout Notes.

2) Section C-4.c.ii, of the Civano PAD, also requires that all parks will be irrigated with reclaimed water. Please show this on the landscape/irrigation plans, and include as a note on Sheet 8, Sierra Morado Unit 1 Miniparks - Specifications. Also include the following language as a note under the Landscape Notes section:

"All parks will be irrigated with reclaimed water and will incorporate water harvesting features, native vegetation, and recycled or low environmental impact building materials. Additionally, the Sierra Morado Declaration of Covenants, Conditions and restrictions, recorded at Docket 12420, Page 1235, Official Records, Pima County, Arizona (as may be amended from time to time) shall provide for sustainable park maintenance that minimizes or eliminates the use of pesticides, herbicides, chemical fertilizers, and fossil fuel-burning machinery."

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1) Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is November 3, 2010.

2) Provide dimensions for both the lots that are being converted to common areas for the mini parks and the width of the pathway between each of these lots. Depict the mini parks as a continuation of Common Area C. Demonstrate on the tentative plat that each mini park meet the minimum square footage requirement of four thousand five hundred (4500) square feet (C-3 Definitions [p.56] & C-4.c.ii., Functional Open Space Areas [p.62] Civano Master Pad).
