SUMMARY: The Final Plat and CC&R's were received by Engineering on February 21, 2003. Engineering has reviewed the received items and does not recommend approval of the Final Plat or the CC&Rs. Engineering has not received the Assurances.

TENTATIVE PLAT APPROVAL IS REQUIRED PRIOR TO FINAL PLAT APPROVAL.

The next submittal should address the following items:

FINAL PLAT

1. Change the APPROVAL paragraph to say, " I, KATHLEEN DETRICK, CLERK OF THE CITY......".

2. Change the ASSURANCES paragraph signature line to say, "CITY OF TUCSON DEVELOPMENT SERVICES DEPARTMENT ENGINEERING ADMINISTRATOR", instead of "CITY OF TUCSON ENGINEER".

3. Include in the DEDICATION paragraph, "WE HEREBY DEDICATE TO THE PUBLIC FOREVER ALL RIGHTS-OF-WAY AS SHOWN HEREON, INCLUDING ALL STREETS AND DRAINAGEWAYS".

4. Include in theDEDICATION paragraph, "WE HEREBY GRANT TO THE PUBLIC AND ALL UTILITY COMPANIES ALL EASEMENTS AS SHOWN HERON FOR THE PURPOSES OF ACCESS FRO INSTALLATION AND MAINTENANCE OF PUBLIC SWERS AND UTLITIES AND OTHER USES AS DESIGNATED BY THIS PLAT.






ASSURANCES

1. Please include the Assurance Package with the Final Plat submittal. This package must include the original Third Party Trust, the original Amendment to Trust, a copy of the Trust Agreement, a copy of the Deed, and a recent Title Report.

2. The Final Plat will not be approved until the Original Assurances have been received and approved.

CC&Rs

1. The specific maintenance notes specified in the Standards Manual for Drainage Design and Floodplain management, 14.3.2 must be included in the CC&Rs.

We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use:

1. Sheet 2: The beneficiaries of each of the five private sewer easements needs to be defined: Label each of the proposed Private Sewer Easements as follows:

10' PRIVATE SEWER EASEMENT ON LOTS ____ FOR THE BENEFIT OF LOTS ____.

with the blanks filled in appropriately. This may be done by keynote if desired.

2. We have sent to your office under separate cover a Public Sewer Service Agreement for the proposed number of residential lots. The Sewer Service Agreements must be signed by the owner of record, notarized, and all three originals returned to this office before we can approve the Mylars of the final plat.

3. Subject to the above, the final plat is hereby approved. A resubmittal of bluelines and a response letter is not required. The necessary changes may be shown on the Mylars. Please submit the signed and notarized Sewer Service Agreements with the Mylars.
