The feed into this subdivision will possibly come from the overhead three-phase primary line located on the west side of the development in road right-of-way.

TEP will provide an electrical design on the Approved Tentative Plat within fifteen (15) working days upon receipt of the plat. at the customer’s request, a design can be provided prior to the Approved Tentative Plat, however, once a design is provided, any design changes will be billable to the developer.

SUMMARY: The Tentative Plat and Drainage Report were received by Engineering on August 15, 2002. Engineering has reviewed the received items and does not recommend approval of the Tentative Plat or the Drainage Report.

RESUBMITTAL REQUIRED: TP, DR, LP

The Drainage Report was reviewed for Tentative Plat purposes only.

The next submittal should address the following items:

TENTATIVE PLAT

1. Please include the Assurance Package with the Final Plat submittal.

2. Please include a copy of the CC&R's with the Final Plat submittal. The maintenance notes outlined in the Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 14.3.2 must be included on the Final Plat or in the CC&R's.

3. A Grading Plan and permit will be required.

4. The Township, Range, and Section on the Location map are incorrect.

5. Include the subdivision case number (S02-036) on the plat.

6. Show Benchmark location, the proposed location of and method of tie to permanent survey monuments or to the nearest section or quarter section corner, and the proposed location and type of subdivision control monuments. All monuments found or set must be described.



7. The sight visibility triangles (svts) shown on the plat are incorrect. Remove the svts shown on adjacent properties. The only svts required to be shown are those on the property to be developed. The svt lengths are incorrect. All streets are local and the near side dimension is 180 ft. The far side dimension is 110 ft. There are a total of eight svts to be shown. See DS 3-01 figures 16 &17 for the proper placement of svts.

8. Show the 100-yr. basin ponding limits. The scupper inlet is lower than the 100-yr. WSEL. Ponding will occur in the roadway. DS 2-03.2.4.L.1

9. Indicate the ground elevation on the site based on City of Tucson Datum (indicate City of Tucson field book number and page). DS 2-03.2.3.F

10. Provide proposed ground elevation at different points on each lot for reference to future grading and site drainage. DS 2-03.2.4.L.4 See IBC chapter 36 Section 13.1 for proposed fills in excess of 2 ft. within 100 ft. of adjacent residentially zoned areas.

11. Provide a basin maintenance access ramp. Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 14.3.4

DRAINAGE REPORT

1. The inflow hydrographs for Q-2, Q-5, and Q100 do not match those on the routing sheets. The data appears to be one minute off. The Q-10 hydrograph values do not match those on the routing sheet at all.

2. Show that none of the 64 cfs of flow on Stewart will enter Copper Vista Dr. Show that none of the 127 cfs of flow on Randall will enter Copper Vista Dr.

LANDSCAPE PLAN

1. The svt's on the Landscape Plan must match those on the Tentative Plat. See comment 7 above.

DS 2-03.2.4.L.4 In lieu of showing several elevations on each lot, show a typical front drainage detail ("A" lot) and rear drainage detail ("B" lot). and label each lot on the plan as "A" or "B".

2. Provide a basin maintenance access ramp. A minimum of one 15 ft. wide vehicular access ramp must be provided into each basin. The maximum access ramp slope must not exceed 15 % (6.67:1). The proposed basin has slopes of 4:1. Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 14.3.4

We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use:

1. There is currently capacity in the existing downstream sewerage system for this development. This response is not to be construed as a commitment for conveyance capacity allocation, but rather an analysis of the existing sewerage system as of this date.

2. Based on the preliminary sewer layout as shown on the referenced tentative plat, this project would qualify for Non-Participating sewer connection fee rates.

3. Add the subdivision plat case number, S02-036, to the title block of each sheet. This number should be shown larger or bolder than the cross reference numbers.

4. It is my understanding that the configuration of the private sewer easements and the slope of 0.33% for the 8" sewer lines was approved during the conceptual phase of this project.

5. Subject to the above, the tentative plat is hereby approved.
