Request: DS 3-01 Figure 1 - Modify Development Standards to allow the proposed street to have two 10 foot travel lanes and a four (4) foot pedestrian refuge on one side. The pedestrian refuge does not need to be concrete but must be stripped.



The Development Standard Modification Request (DSMR) listed above has been APPROVED by the CRDC committee with the following conditions:

1) Fire lane signs must be posted and the duplexes must have fire sprinklers,
2) Thickened edge to be provided on outside edges of double shot pavement,
3) The four-plex development must comply with the requirements of a commercial site as it pertains to parking, landscaping, on site pedestrian circulation, setbacks, refuse pick up etc. A site plan designed to comply with DS 2-02 and related standards must be submitted for review and approval.

PLEASE NOTE THAT A GENERAL NOTE MUST BE ADDED TO THE SITE PLAN WHICH STATES THE DSMR CASE NUMBER, DATE OF APPROVAL, MODIFICATIONS GRANTED, AND CONDITIONS IMPOSED. IN ADDITION, THE CASE NUMBER MUST BE ADDED TO EACH SHEET OF THE SITE PLAN, LANDSCAPE PLAN, AND NPPO PLAN, IN THE LOWER RIGHT CORNER NEAR THE TITLE BLOCK.

1. Zoning approves the DSMR based on the Zoning Administrator's Decision letter dated March 25, 2009 to allow a ingress/egress easement of 24 feet wide construcuted as noted in teh letter and to include two 10-foot wide travel lanes and a striped 4-foot wide pedestrian access on one side of the easment.

2. The four-plex development must comply with the requirements of a commercial site as it pertains to parking, landscaping, on site pedestrian circulation, setbacks, refuse pick up etc. A site plan designed to comply with development standards 2-02 and related standards must be submitted for review and approval.
