Grading permits may be issued for single or multiple building sites, not to exceed 35 acres per permit. Although the proposed request to modify Development Standard 11-01.2.1.C is not in conflict with the plan policies of the Civano PAD, staff is concerned that by grading the site at one time instead of by phases could have a negative impact on the existing development. However, given there appears to be no conflict, this request should provide possible solutions to mitigate any negative impacts that could occur if Sierra Morado Unit 4 - Phase 2 takes an unusually long time for build out. The one time grading could leave a large swath of exposed dirt and debris that might compromise the Civano experience. |
