COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 7, 2023

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.2.D – The total number of pages shown on page 1 is not correct.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. This comment was not addressed correctly. Based on mobilemeals web page the meals are purchased and then delivered. Also, based on the definition of Personal Service, “Provides personal care or appearance services to an individual or provides the cleaning or repair of personal effects. Typical uses include barber and beauty shops, tailors, nail salons, shoe repair shops, dry cleaning collection agencies, laundromats, massage establishments, nail salons, and reducing salons” the proposed use does not meet this definition. COMMENT: 2-06.4.7.A.4 – Clarify what the proposed use is. Under Zoning and land use note 6 you list “Personal Service”, under the Bicycle parking you list “Food service” and under “Vehicle spaces required” the ratio used 1 space per 200 sq. ft. is not correct for either use listed. Based on Mobile Meals web site and depending on exactly what they are doing on this site it appears that the proposed use should be Food and Beverage Sales: Excluding Large Retail Establishment.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

3. This comment was not addressed. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcels, 119-01-067F & 119-01-067G, a lot combination is required. Provide a copy of the approved Pima County Combo Request form with the next submittal.

4. This comment was not addressed. COMMENT: 2-06.4.9.H.5 – Provide a copy of the cross-access agreement with the property to the north with the next submittal.

5. COMMENT: 2-06.4.9.H.5 – Provide a PAAL width dimension from the proposed trash enclosure to the proposed vehicle parking spaces to the west. Also demonstrate that the requirements of UDC Article 7.4.6.F.2.b are met from the proposed trash enclosure to the PAAL.

6. COMMENT: 2-06.4.9.H.5 – Provide a PAAL width dimension from northwest most vehicle parking space of the eastern 12 vehicle parking spaces to the fence as it angles down toward the building. Clearly demonstrate that the required 24’ is maintained. Also as this area would require a backup spur provided dimensions that demonstrate that the requirement of UDC Article 7.4.6.F.F.4 are met.
