COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 21, 2022.

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0314, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. COMMENT: 2-06.4.7.A.4 – Under “PROPOSED USES” you list “SUBJECT TO C-1: 4.9.13.O” This site is not zoned C-1 and Per UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED-USE ZONES, C-2 Zone there are no Use Specific Standards that apply.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

3. COMMENT: 2-06.4.9.H.5 – As separation is required from the vehicle use area to the short-term bicycle parking, see comment 5 below, provide a PAAL width dimension from the proposed short-term bicycle parking location west to the edge of PAAL.

4. COMMENT: 2-06.4.9.H.5.a – The wheel stop location dimension is not correct, see UDC Article 7.4.6.H.3.

5. COMMENT: 2-06.4.9.H.5.d – Per UDC Article 7.4.9.B.1.g Vehicular Use Areas. Short- and long-term bicycle parking are permitted in vehicular use areas provided the parking area is separated from vehicular parking and drive areas by a barrier or is located a sufficient distance from vehicular uses areas to prevent damage to the parked bicycles. Demonstrate how this requirement is met for the proposed short-term bicycle parking location.

6. COMMENT: 2-06.4.9.O – Per UDC Article 11.4.6 definition of Established Area Setback, when a street is designated on the COT MS&R Map the site is consider Developing Area for street setback requirements. Also, per a Zoning Administrator’s determination when a site borders on more than one street and one of the streets is designated on the COT MS&R map all streets are considered developing area for setback purposes. That all said, the “STREET – EST. AREA 20’-0”” shown under “PERIMETER YARDS” is not correct and should be listed as 21’ or Height, greater of the two, as measured from the outside edge of the nearest adjacent travel lane.

7. COMMENT: 2-06.4.9.R – Clearly demonstrate on the plan how access is provided from the accessible access aisle to the raised sidewalk.
