| 04/15/2022 | AWARNER1 | LANDSCAPE | REVIEW | Reqs Change | CDRC TRANSMITTAL TO: Planning and Development Services Department, Plans Coordination FROM: Anne Warner, RLA PDSD Landscape/Native Plant Preservation Section PROJECT: Newport at Rodeo ACTIVITY NO: DP21-0312, 3rd submittal Address: 5301 South Nogales Hwy Zoning: C2, O-3, R-2 Existing Use: graded, vacant land Proposed Use: Multi-family TRANSMITTAL DATE: April 15, 2022 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Landscape Review Section comments were addressed. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. 1. The water harvesting plan does not meet the requirements of Ordinance 10597 and UDC Technical Standards 4-01.3. Please revise so that 50% of landscape water needs are met by harvested water. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised development package YOUR NEXT STEPS: Submit documents to the Filedrop https://docs.tucsonaz.gov/Forms/tucsonpermitapp Select "Existing Application" 1) Comment Response Letter (your response to the reviewer's Requires changes comments) 2) Plan Set (or individual sheets) 3) Any other items requested by review staff If you have any questions, please contact me at anne.warner@tucsonaz.gov |
| 04/15/2022 | SBLOOD1 | ENGINEERING | REVIEW | Reqs Change | 1. Provide complete discussion, calculations and exhibits to establish accomplishment of first flush requirements. The applicability section (Section 2.1 on page 8) of the Design Standards for Stormwater Detention for Pima County outlines the requirements. For this project the first clause governs: "When new development is proposed on vacant land, all proposed impervious and disturbed areas shall be used to determine the required first-flush runoff volume." 2. For calculations supporting first-flush retention provide a table accounting for the entire project area and applicable volumes. See the examples on pages 12 and 13 of the manual. 3. Provide an exhibit showing all developed watersheds and associated retention areas. Impervious, disturbed, and non-contributing areas must be shown with measurements. 4. For clarity, please remove the outdated 5-yr retention calculations on page 5 of the hydrology report and the rainwater harvesting calculations from other jurisdictions on page 6. 5. The total First Flush Volume is required by the new Retention/Detention Manual not the reviewer. The reviewer request only that the report accurately and fully demonstrates that those requirements are met. The purpose for the First Flush requirements as stated in the Retention/Detention Manual is to address water quality protection goals, to reduce downstream adverse impacts related to the increased frequency of runoff from development, and to mimic natural features which allow for the beneficial re-use of stormwater on site.
