This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is September 13, 2021. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. This comment was not addressed correctly. Provide a 2’-6” dimension from the east end of the rack to the west wall of the building. COMMENT: 2-06.4.9.H.5.d – As it appears that the proposed bicycle parking is directly adjacent to the building demonstrate that the requirements of UDC Article 7.4.9.B.2.g are met. 2. This comment was not addressed. Nothing on the plan indicates how this requirement is met. COMMENT: 2-06.4.9.H.5.d – Demonstrate how the requirements of UDC Article 7.4.9.B.1.e are met for the short-term bicycle parking 3. Zoning acknowledges that a TSMR has been applied for. If approved provide the TSME case number adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, what was modified, and if applicable any conditions of approval. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.B provide the required sidewalk along the southwest and south side of the building. 4. Zoning acknowledges that a TSMR has been applied for. If approved provide the TSME case number adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, what was modified, and if applicable any conditions of approval. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.C provide the required sidewalk along the northwest, north and east side of the building. 5. Landings according to the ADA are to be 60" X 60". Please note this with spot grades on the plan. Note, horizontal alignments on sheet 6 are not spot grades. 2. New Concrete Sidewalk, per PAG Standard 200 is going to be required from your sidewalk tie-in point, north to the existing entrance of the parking area; per TSM section 10-01.3.3 and the width is to be 6-ft. wide; per TSM section 10-01.4.0 (Sidewalk not shown on 2nd submittal.) 3. New Concrete Curb Access Ramp per PAG Standard 207, is required at the existing entrance to the parking area. The existing curb opening can be used if ADA requirements can be met. (Note this is a requirement per the improvements adjacent to the property in question.) 4. Please correct your sight visibility triangles. Refer to City of Tucson Technical Standards Manual. Near Side- 265'. Also, note the tangent offset- 20'. The tangent (20') side of the triangle needs to be in line with the median curb of the Driveway/ PAAL entrance/ exit. Also, the Far side- 110' the tangent (20') side of the triangle needs to be in line with the curb line of the exit of the Driveway/ PAAL.
