COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 06, 2021.

CONTENT REQUIREMENTS

5. COMMENT: 2-06.4.7.A.4 - The Use Specific Standards listed under General Note 3 is not correct, remove “.4” from the note.

6. COMMENT: 2-06.4.7.A.6.a – Provide a general note stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.6 AIRPORT ENVIRONS ZONE (AEZ).”

8. COMMENT: 2-06.4.7.A.8.a – There appears to be a discrepancy between the square footage listed under General Notes and what is shown within the footprint of the buildings. Under “EXIS. BLDG’S” “BLDG, ‘B’ you show 6,967 SF and if you subtract the 967 SF shown under “DEMOLITION” the remainder is 6,000 SF not 6,253 as shown within the footprint.

9. COMMENT: 2-06.4.7.A.8.a – Provide the square footage of the shed shown on the plan.

10. COMMENT: 2-06.4.7.A.8.a – Based on 2020 aerial photos there are several storage containers on site. If they are still on site show them on the plan and account for the square footage in all calculations.

11. COMMENT: 2-06.4.7.A.8.c – Provide a building expansion calculation on the plan.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

12. COMMENT: 2-06.4.9.E – As this site is made up of four (4) parcels, 132-25-0490, 132-25-0500, 132-25-051A & 132-25-051B, a lot combination is required, Provide a copy of the approved Pima County lot combo request with your next submittal.

13. COMMENT: 2-06.4.9.H.5.a – The shed shown on the plan along with any remaining storage containers square footage shall be included in the vehicle parking space calculation. Also clarify what the canopy is used for if it is part of the manufacturing it shall also be included in the calculation.

14. COMMENT: 2-06.4.9.H.5.a – The square footage listed under “PARKING”, 23,276 does not match up with the number under “NEW TOTAL BLDG sf 23,065 or the total if you add up the square footage listed within the footprint of the buildings, 21,318

15. COMMENT: 2-06.4.9.H.5.c – The loading space calculation is not correct. Per UDC TABLE 7.5.5-A: REQUIRED LOADING AREAS, Industrial Use Group (Section 11.3.5), ALL USES: Less than 25,000 sq. ft. GFA 0 Spaces are required.

16. COMMENT: 2-06.4.9.H.5.d – Clearly show the propose short- & long-term bicycle parking on the plan. Provide a detail for the required long-term bicycle parking that demonstrates how the requirements of UDC Articles 7.4.9.B & D are met. As you are proposing short term bicycle parking demonstrate on the provided detail or plan how the requirements of UDC Articles 7.4.9.B.1.e & g, 7.4.9.B.2.a & .h and 7.4.9.C.2.a are met.

17. COMMENT: 2-06.4.9.O – The street perimeter yard setbacks are incorrect. This site does not qualify for developing area setbacks therefore is required to meet the requirements of UDC Article 6.4.5.C.1.a 20’ or 1-1/2 times the height of the building. Based on the building height provided 27’-6” the required street perimeter yard is 41’-3”.

18. COMMENT: 2-06.4.9.Q – Provide the height of each building within the footprint.

A.
