COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 04, 2022.

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0111, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. COMMENT: 2-06.4.7.A.7 – As this site was platted as a condominium plat a block plat will be required to consolidate this site into a single parcel. Block Plat S19-025 does not appear to have been recorded. Contact Alex Hines at alex.hines@tucsonaz.gov for direction on completing this plat.

2-06.4.7.A.8 - For development package documents provide:

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

3. COMMENT: 2-06.4.8.A - Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds, together with distances in feet, to hundredths of a foot.

4. COMMENT: 2-06.4.8.B – Provide the recordation information for all existing easement shown on the plan.

5. COMMENT: 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

6. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined.

7. COMMENT: 2-06.4.9.H.5.a – Detail 3 sheet 4 references “SITE DIMENSION SEE SITE PLAN” there are no dimension provided on the site plan. Also, the 1’-6” dimension shown for the location of the wheel stop is not correct, see UDC Article 7.4.6.H.3 & Figure 7.4.6-C.

8. COMMENT: 2-06.4.9.H.5.a – Provide a detail for a standard vehicle parking space.

9. COMMENT: 2-06.4.9.H.5.a – As the accessible parking space sign is proposed within the sidewalk area the mounting height to the bottom of the van sign shall be 7’-0”. Also, clearly show that the sign does not reduce the sidewalk width to less than 4’-0”.

10. COMMENT: 2-06.4.9.Q – Provide the square footage height and use of the proposed building within the footprint of the building.

11. COMMENT: 2-06.4.9.R – Detail 1 sheet 4 calls out to “SEE SITE PLAN” for sidewalk widths, no widths were provided.

12. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.A At least one sidewalk is required to a project from each street on which the project has frontage, unless there is no vehicular access from a street because of a physical barrier, such as a drainageway or an unbroken security barrier (e.g., a wall or fence). Provide the required sidewalk to all streets.

13. COMMENT: 2-06.4.9.R - Per TSM Section 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. That said a sidewalk is required along the east and west end of the building at least from the proposed fence/gates to the sidewalk that runs along the north side of the building.

14. COMMENT: 2-06.4.9.R – As vehicles are allowed to overhang proposed sidewalks, show the 2’-6” overhang and demonstrate that the required 4’-0” wide sidewalk width is maintained.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Landscape Review Section comments were addressed.
This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
1. UDC 2-10.4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

The development package will contain the following identification in the lower right corner of each sheet:

Any relevant case numbers for reviews or modifications that affect the site.
Provide Case # on each sheet.

Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.
2. Relocate trees along street border so that there is a maximum amount of shade covering the asphalt, or provide additional parking area islands.
3. Provide the length and width of all landscape borders on the plan provide the square footage of all landscaped borders and calculation of the percentage of vegetative coverage.
4. The 5’ screen is missing from on the Landscape Border Requirements table for all non-MS&R streets.
5. Note that the minimum width of the landscape border is 10’ (5’ of which can be in the R/W with permits). Wider and smaller borders are allowed as long as the 10’ minimum average is maintained. Fifty percent vegetative coverage amounts can be used in wider borders, as long as the design integrity is maintained.
6. If using the parking pavement as part of the WHIA collection area, please demonstrate/explain how the water is getting to the landscape area.
