This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 21, 2022.

CONTENT REQUIREMENTS

1. This comment was not addressed correctly. The land scape sheets should be a continuation of the page number and total pages starting with 4 of 7 and on. COMMENT: 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx).

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. COMMENT: 2-06.4.7.A.4 – Per TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED USE ZONES, C-2 Zone, Industrial Land Use Group With Land Use Class/Type, Perishable Goods Manufacturing is not an allowed principle use in the C-2 zone. If the current use is Perishable Goods Manufacturing this site is considered nonconforming and would require a rezoning to expand the use.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

3. This comment was not addressed correctly. The 2’-6” dimension for the wheel stop dimension is from the other side of the wheel stop. COMMENT: 2-06.4.9.H.5.a – Provide a fully dimension typical parking space detail for both standard parking spaces and those for the physically disabled. As wheel stop curbing is proposed provide a location dimension for the wheel stops per UDC Article 7.4.6.H.3.

4. COMMENT: 2-06.4.9.H.5.a – The proposed location of the handicap sign show on the detail appears to encroach into the 2’-6” vehicle overhang. Clearly show that the sign does not encroach

5. COMMENT: 2-06.4.9.H.5.a – As it appears that the proposed handicapped sign is within a pedestrian way the mounting height should be 7’-0”.

6. COMMENT: 2-06.4.9.H.5.d – Based on the proposed use per UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, INDUSTRIAL USE GROUP, long-term bicycle is required. Provide a long-term bicycle parking space calculation on the plan and provide a detail that demonstrates how the requirements of UDC Articles 7.4.9.B and 7.4.9.D

7. This comment was not addressed. Based on the future right-of-way shown on the plan the required land scape and a vehicle parking space is eliminated a Board of Adjust for Variance will need to be approved prior to approval of this DP. COMMENT: 2-06.4.9.J – As 6th Ave has a future ROW all development must meet the future ROW or a future site plan that demonstrates how the plan will meet code when the ROW is taken. This site plan must meet the requirements of AM 2-06.The other option is to use the MS&R Modification Request see UDC Article 5.4.7.

8. Provide a street perimeter yard setback from the proposed addition to the back of future curb. Minimum street perimeter yard setback is 21’. COMMENT: 2-06.4.9.O – Until the future ROW is shown correcting and the proposed building height is provided and a setback dimension from the back of future curb to the building is provide the setback requirements cannot be verified.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
1. UDC 2-10.4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

The development package will contain the following identification in the lower right corner of each sheet:

Any relevant case numbers for reviews or modifications that affect the site.
Provide Case # on each sheet.

Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. Provide construction details or reference sheet and detail numbers on civil drawings that show bike racks, walkways, retaining and screening walls.

3. Provide a maintenance schedule for the landscape and irrigation for this project. UDC 2-10-4.2.A.4.

4. Two trees are required for the parking areas, trees should be placed to provide maximum shade over asphalt. UDC 7.6.4.B.

5. Tree, Texas ranger symbols are drawn too small, please represent their growth at maturity.

6. There is a graphic conflict in the left upper landscape area, the text is unreadable.

7. In accordance with UDC Technical Manual 4-0, all landscape areas shall be depressed 6-9” to facilitate water harvesting.

06/30/2021 LOREN MAKUS ENGINEERING REVIEW Reqs Change 1. As previously commented, provide the complete waste stream calculation showing expected weekly volume.
2. As previously commented, update the drainage statement clearly demonstrating critical basin detention. The stated correlation does not demonstrate compliance with critical basin detention.
3. As previously commented, confirm that proposed basins are providing the recommended volume. Volume to take into account side slopes/constructed condition of basin. The basin configuration and volume calculation must be in the drainage report.
4. As previously commented, show the future SVTs. Show the whole SVT within the extent of the plans for both the existing and future SVTs.
5. As previously commented, the volume of the basins must show effect of future ROW acquisition. Discuss this in the drainage statement.
6. Include roof drainage patterns on the plan sheets. Ensure sidewalks are kept flood free for up to a 10-year event.
