This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
1. UDC 2-10.4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. Renumber the NPPP/landscape/irrigation sheets consecutively within the entire plan set. The landscape plan is 6, not 1, of 11.

3. There is no mechanism to waive the ERR requirement if the set-aside method is used. Please provide the ERR (Environmental Resource Report) that provides the background and details of how the set-aside area was chosen as having the best vegetative resource value.

An Environmental Resource Report (ERR) in accordance with Sections 2-03.5.0, Environmental Resource Report, and 2-11.4.5, Set Aside Submittal, of the Administrative Manual must be prepared for both parcels. An abbreviated version of the ERR will be acceptable.
4. The Set aside area must be recorded in a surveyable manner. Include recordation verification, prior to approval of this development package.

5. Please remove the “Mixed Vegetation” labels and label the set-aside area as Natural Undisturbed Open Space (NUOS).

6. Please resolve graphic conflicts on all sheets for maximum readability.

7. A 10’ landscape border and a 5’ wall is required along the west boundary per UDC Table 7.6.4-1. SH is a residential zone.

8. Please include the number of barrels that will be salvaged and indicate where they will be relocated.

9. Hydroseed will need irrigation, truck, temporary or permanent, please indicate on irrigation plan.

10. Please label the existing and future rights of way for both Valencia Rd and Old Vail Rd, UDC 7.6.4.C.2.a .

11. Label the dashed lines that bisect the lower third of the property, as well as the dashed line that runs vertically on the west side of the property.

12. Per 2-10-4.2.D, provide construction details or reference sheet and detail numbers on civil drawings that show bike racks, walkways, retaining and screening walls.

13. Remove boulder placement detail if not placing boulders, and steel edge detail.

14. Provide a maintenance schedule for the landscape and irrigation for this project. UDC 2-10-4.2.A.4.

15. Include parking area calculations for required trees, 2-10-4.2.A.2.c. Ensure that trees in vehicular use areas are planted within and adjacent to parking so that they afford the greatest amount of shade in paved areas, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.

16. Show on-site location of temporary plant nursery holding area, Administrative Manual 2-11.4.5. Please include method and schedule for plant irrigation in holding area.

17. Indicate how hydroseed will be irrigated per UDC 4.2.C.7.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 11, 2022.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. This comment was not fully addressed. Provide a a detail that demonstrates that the requirements of UDC Articles 7.4.9.B & .C are met. COMMENT: 2-06.4.9.H.5.d – Per UDC Table 7.4.8-1: Minimum Required Required Bicycle Parking Spaces, STORAGE USE GROUP, Personal Storage, 2 short-term bicycle parking spaces are required. Provide a short-term bicycle parking calculation on the plan, show the location of the required short-term bicycle parking on the plan and provide a detail that demonstrates that the requirements of UDC Articles 7.4.9.B & .C are met.

2. This comment was not addressed and shall include the office and covered parking structures. COMMENT: 2-06.4.9.Q – Provide the square footage and the height of the proposed office building and the specific use proposed within the footprint of the building.

3. Clearly show the proposed ACP on the plan and show the required pedestrian circulation to it. COMMENT: 2-06.4.9.R – Cleary show the location of the refuse collection area and provide the required pedestrian circulation, see TSM Section 7-01.3.3.B
