This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). The review comments include the applicable Administrative Manual section number and the following paragraph is the actual comment related to the specific item that must be addressed. The UDC & TSM requirements are in the Unified Development Code and can be viewed at the same web link as above Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 08, 2021. 1. This comment was not addressed correctly. Construction Services is not parked at 1 space per 1000. Per UDC Article 7.4.3.A.2 Each Land Use Group (Group), except for Residential and Storage, has a standard minimum parking formula. The standard formula applies to every Land Use Class (Class) within that Group, except for those Classes specifically listed in the parking tables. As stated before Construction Services is parked at 1 space per 300 square feet of gross floor area. The vehicle parking space calculation is not correct. 2-06.4.9.H.5.a – Based on a construction services use the vehicle parking space calculation is not correct. Construction services is parked at 1 space per 300 square feet of gross floor area. This includes all buildings on site including storage containers. Until the proposed use is clarified the required number of vehicle parking spaces cannot be verified. For all access gates show that there is sufficient vehicle turn around area. - East entrance looks good but west entrance still needs addressed. Historical aerial photos show that the gate was installed sometime between the 2000 and 2005 from the aerials, but we don't have record of any approved plans that show the gate proposed. Just because it was intalled doesn't mean it ever got approved. The two solutions discussed were either providing approved plans that show the gate or showing the gate removed on the current plans in review. No permitted plans were found in last submittal.
