SECTION 2-10.0.0: LANDSCAPE PLAN REQUIREMENTS

4.1 Identification and Descriptive Data

A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

The development package will contain the following identification in the lower right corner of each sheet:

Any relevant case numbers for reviews or modifications that affect the site.

Provide Case # DP20-0076 on each sheet.

7.6. LANDSCAPING AND SCREENING

7.6.2. APPLICABILITY

The standards in this Section 7.6.4.B apply to all developments that provide more than four motor vehicle parking spaces, except as provided in Section 7.6.4.B.1.c.

Show compliance with landscaping and screening requirements by locations, material descriptions, and dimensions. Specific plant or hardscape material shall be detailed on a landscape plan. A detailed landscape plan is required. In accordance with Section 2-11.0.0, Landscape Plan Requirements.

Submit Landscape Plan for review and comments.


Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2) It's not clear where the ultimate outfall location for the drainage is proposed. Please provide a map showing the existing and proposed watersheds. Discharge points should remain the same
3) Provide spot grades within the proposed water harvesting area to ensure 6" depressed area. Spot grades to take into account any gravel or mulch used as cover basin. Volume of basin needs to take into account side slopes
4) There appears to be a vertical curb encompassing the proposed western parking lot. This curb runs parallel to the proposed accessible parking space loading zone. It is not clear how water is intended to drain, there are no apparent curb openings
5) Ensure that roof drains scupper underneath sidewalks. Reference City of Tucson (COT) Technical Standards Manual (TSM) section 7-01.4.1.E
6) Per COT Unified Development Code (UDC) section 7.4.6.F.b, provide a minimum of 2' between the curb and the property line to the west
7) Per TSM section 8-01.5.1.A, Utilization of individual containers (APCs) for siz or more new dwelling units requires approval from Environmental Services. Provide approval from City of Tucson Environmental Services for the proposed solid waste service
8) Per TSM section 8-01.6.0, show the location of the APCS when they will be serviced
9) The proposed eastern single parking space. Provide a minimum width for minimum 2 way access lane which is 24'. Reference UDC table 7.4.6-2. The proposed 12' width does not provide sufficient maneuvering space

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 09, 2021.

2-06.3.0 FORMAT REQUIREMENTS

2. 2-06.4.2.B - Provide a brief legal description within the title block.

3. 2-06.4.2.D - The total number pages (i.e., sheet xx of xx) does not match what was submitted.

5. 2-06.4.3 - Provide the administrative street address adjacent to the title block on each sheet.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

6. 2-06.4.8.A - Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds.

7. 2-06.4.8.B - If applicable all easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

8. 2-06.4.9.A - As this site is made up of two (2) parcels, 112-07-153A & 112-07-155A, a lot combination will be required. Provide a copy of the approved Pima County Combination Request form or a letter from the Pima County Assessors Office stating that the combination is in progress with your next submittal. Until one of these two (2) documents is provide the DP cannot be approved.

9. 2-06.4.9.H.5 - The proposed entrance into the single parking area needs to be a minimum 24' wide as it provides direct access to a 90-degree vehicle parking space, see UDC TABLE 7.4.6-1: MOTOR VEHICLE USE AREA DIMENSIONS & Table 7.4.6-2: MOTOR VEHICLE USE AREA DIMENSIONS CONTINUED.

10. 2-06.4.9.H.5 - Per UDC Article 7.4.6.F.4 A back-up spur must be provided at the end of a row of parking if no ingress or egress is provided at that end. That said a backup spur is required at the north end of the eastern vehicle parking area.

11. 2-06.4.9.H.5 - Per UDC Article 7.4.6.F.2.b Access lanes and PAALs must be setback at least two feet from a wall, screen, or other obstruction over six inches. The additional area is necessary to provide clearance for fire, sanitation, and delivery vehicles. Show the required 2' setback for both the west and north end of the west vehicle parking area.

12. 2-06.4.9.H.5.a - Based on Detail 2 sheet 2 and a 6" bollard for the accessible parking sign it appears that the bollard will encroach into the 2'-6" vehicle overhang, see UDC Article 7.4.6.H.3.

13. 2-06.4.9.V - Demonstrate what type of mail delivery will be used for this site. If it will be a gang mailbox indicate location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping.
