It appears that no TEP facilities were shown on Development Plan. From the work shown, TEP primary cable and transformer will not be in conflict. Customer will want to BlueStake before digging. There are secondary conductors in the ground serving existing customers with in this project. If customer needs future electrical service, please call 918-8300 to make application. At this time, approved plans will be required. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, electrical load, paving off-site improvements and irrigation plans, if available include a CD with the AutoCAD version of the plans. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 16, 2021. 1. 2-06.3.5 – Remove the approval stamp from sheets 1-3. As the plan will be signed electronically, a digital stamp will be applied by PDSD staff. 2. 2-06.3.8 - The north arrow, contour interval, and scale as applicable to each sheet should be placed together in the upper right corner of each sheet. 3. 2-06.4.1 - The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. Provide landscape architect’s information on the cover sheet. Provide owner email address and phone number. 4. 2-06.4.2.D – Correct title block to include the page number and the total number of pages in the package (i.e., sheet xx of xx). Correct sheets 1-3. 5. 2-06.4.4.B – On the location map on sheet 1, identify regional watercourses within the square mile area, to include the Rillito River. 6. 2-06.4.4.C – On the location map on sheet 1, correct the section corners to be placed correctly on Roger Rd, not Prince Rd as shown. 7. 2-06.4.7.A.1 – General notes on sheet 1 indicate zoning and lot size according to “lot 1” and “lot 2”. Clarify on site plan which is lot 1 and 2, or simply reference in the notes and on the plan by parcel number. Site is actually comprised of 5 parcels. Clarification is needed. 8. 2-06.4.7.A.3 – Add a general note that states this site is subject to rezoning case C9-04-11 and all applicable conditions. Adjacent to the title block, add the relevant rezoning case C9-04-11 and the original plan/plat file numbers in the lower right corner of each sheet. 9. 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. General notes appear to only list the uses on part of the site. Include all uses and relevant UDC sections. 10. 2-06.4.7.A.8.c – Provide percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included. Expansions apply to the entire site. Clarification is needed regarding the scope of work on this DP. The DP Calculations on sheet 1 state no new building or floor area is proposed. However, sheet 2 indicates 4 proposed buildings totaling 28,600 sf. If new buildings are proposed, additional information is needed. Additional comments may be forthcoming. 11. 2-06.4.8.A - Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system. 12. 2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided. Verify no easements exist in this site area, as none have been shown on the plans. 13. 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. As a site bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 14. 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. Zoning on the actual site is not delineated. Boundaries on the site and adjacent to the site have not been clearly defined. Additionally, MH-1 zone to the southeast of the site has not been indicated. 15. 2-06.4.9.H.2 - Show existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. 16. 2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. Provide PAAL width for southeast portion of site adjacent to “proposed” buildings. Additional comments may be forthcoming. 17. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. Dimensions (depth) are missing from parking on southeast portion of the site adjacent to “proposed” buildings. Additional comments may be forthcoming. 18. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. 19. 2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). 20. 2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual. As previously mentioned, if new buildings are proposed, additional development standards may apply, including sidewalk between buildings and southeast parking area.
