Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 7, 2021. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.4.3 - Provide the development package case number, DP20-0006, adjacent to the title block on each sheet. 2. COMMENT: 2-06.4.7.A.6 - Add a general note referring to the compliance with DM AEZ requirements as noted in the PAD document Page 11. 3. COMMENT: 2-06.4.7.A.8.a - Clarify if any portions of the existing buildings annotated as "to Be Demolished" are to remain, it is not very clear on the plans. If so label the remaining SF with the remaining footprints. 4. COMMENT: 2-06.4.9.H.4 - Label both adjacent street as Public and label the recording information for Swan Road. 5. COMMENT: 2-06.4.9.H.5.a - Correct detail M on sheet 14; label the height of the HC Van sign as 7 feet from grade to the bottom of the van accessible sign. 6. COMMENT: 2-06.4.9.Q - Label the use of the remaining or existing buildings depicted on this DP. 7. COMMENT: With regards to the landscape along Irvington and Swan Roads, was there a specified time period where the lands scape areas in the right of way were to be planted? The property is zoned Planned Area Development 34 (PAD-34), with the proposed development being operations and office buildings for TEP. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority conditionally approves the subject request contingent upon the following condition of approval, as noted below. This condition shall be identified in the general notes of the revised development plan unless the project applicant has already received confirmation from the FAA that filing FAA Form 7460 is not required for the proposed project. Condition of approval: 1. "According to the Federal Aviation Administration (FAA) Notice Criteria Tool, this project area is located in proximity to a navigation facility and could impact navigation signal reception. As the project site develops, the project applicant shall file FAA Form 7460 with the FAA at least 45 days before construction activities begin unless FAA staff, with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA), provides the project applicant with written communication that filing FAA Form 7460 is not required. It is highly recommended that the applicant file earlier than 45 days to provide the applicant with sufficient time to respond to any concerns which are identified by the FAA. Are curb access ramps intended to be provide where the driveways aprons are located? If so please provide a note showing that curb access ramps will be provided and update as needed 2) Sheet 5. The northern most row of diagonal parking spaces. Please show that a minimum 4' wide sidewalk is being maintained with a 2.5' deep diagonal vehicle over hang 3) Sheet 8. The closest BFE to the operations buildings shows an elevation of 34. The proposed FFE for the operations building is 35.25. Clarify if this facility is deemed to be critical as defined by chapter 26 of the Tucson City Code. If so the FFE should be a minimum of 2' above the BFE. Elevation certificates will be required to verify that the required FFE is being provided 4) Ensure that roof drains, from the new building, scupper underneath sidewalks as needed. Reference COT Technical Standards Manual (TSM) section 7-01.4.1.e 5) Sheet 14, Detail M. Show that the minimum clearance from grade to lowest sign is 84" 6) Sheet 15 detail A. on the left side of the detail show that a minimum 4' sidewalk is maintained with a 2.5' vehicle overhang.
