Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is December 26, 2020. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 - Provide the development package case number, DP19-0314, adjacent to the title block on each sheet. Clarify which address is correct for this building in Phase II, 1538 E 22nd Street or 1230 S. Cherrybell Stravenue. Revise the administrative address as required. 2. COMMENT: 2-06.4.8.C - Clarify if curb and sidewalk is to be required by TDOT along the 24th Street fronting the Phase II portion of this overall development. 3. COMMENT: 2-06.4.9.H.5.d - Demonstrate compliance for the long term bicycle facility as noted per UDC Article 7 section 7.4.9.D 4. COMMENT: 2-06.4.9.O - In order to verify if the building setback along the 24th Street frontage is met, the future curb location must be presented on the plan. Provide the building setback based on an ADT of 140 to 1,000. 5. COMMENT: 2-06.4.9.R - Clarify if the drop of area is to be provided with and accessible ramp or is the area flush with the curb? Bollards may be required with a minimum spacing of five feet from center if the drop pavement area is flush with the curb/walkway area. If an accessible is proposed draw and label the location(s). Draw and label the accessible route. Provide a pedestrian sidewalk connection to the refuse location from the building - TS 7-01.3.3.B. 6. COMMENT: 2-06.4.9.T - Demonstrate compliance for maneuverability in and out of the refuse location. 7. The property is zoned Residence Zone 2 (R-2), Commercial Zone 3 (C-3), and Light Industrial Zone (I-1), with the proposed zoning being Commercial Zone 2 (C-2) and the proposed development being the second phase a medical outpatient (excluding blood donor centers) and residential care service (physical and behavioral health service). This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority conditionally approves the subject request contingent upon the following condition of approval, as noted below. This condition shall be identified in the general notes of the revised development plan. Condition of approval: 1. "According to the Federal Aviation Administration (FAA) Notice Criteria Tool, this project area is located in proximity to a navigation facility and could impact navigation signal reception. As the project site develops, every project applicant shall file FAA Form 7460 with the FAA at least 45 days before construction activities begin unless FAA staff, with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA), provides the project applicant with written communication that filing FAA Form 7460 is not required.
