1. Show drainage openings in the proposed wall along Starr Pass Boulevard. Show how water harvesting will not be adversely impacted by the proposed wall and its foundation.
2. Show the height of the new parking canopies above the parking surface. If there is less than 15 feet of clearance, the edge of the canopy must be one foot from the end of the parking spaces.
3. In plan view, canopies are proposed in both the north and south parking areas. Revise the sections for both to show the proposed canopies. Clearly show the one-foot set-back from the end of the parking spaces, if applicable.
4. Show how canopy drainage will not be directed to the adjacent sidewalks.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. COMMENT: 2-06.4.9.H.2 – Per TSM Section 10.01.5.1.A.1 the proposed 6’-0” high wall called out under Keynote 25 exceeds the allowed 30” height allowed within an SVT. See Engineering comments

2. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.F.2.2.a.(1) Access lanes and PAALs must be setback at least one foot from an open structure, such as a carport or covered pedestrian access path as measured from the closest part of the structure or roof overhang. Show the required 1’-0” setback from the PAAL to the shade structure on the plan.

3. COMMENT: 2-06.4.9.O – Per UDC Article 6.4.5.B.2 A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements. Clearly show the posts supporting the shade structures. Also, per UDC Article 6.4.5.D.1 the overhang from the post supporting the shade structure can only encroach into the required 10’-0” setback 2’-0”.
