Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 8, 2019

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

2-06.3.0 FORMAT REQUIREMENTS


1. COMMENT: 2-06.3.5 - Remove the Development Package PDSD approval stamp from all sheets. Reserve a three-inch by five-inch space in the lower right quadrant of each sheet for an approval stamp. The approval stamp will be applied electronically by PDSD staff.


2. COMMENT: 2-06.3.8 - Add the contour interval to Paving and Grading sheet.


3. COMMENT: 2-06.4.3 - Provide the development package case number, DP19-0247, adjacent to the title block on each sheet.


2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

4. COMMENT: 2-06.4.7.A.4 - Per the City of Tucson's UDC, the proposed use is "commercial storage," update the "Proposed Use" not in the General Notes section.

5. COMMENT: 2-06.4.7.A.8.a - Provide the Floor Area of the building on the Southeastern portions of the site. Label any proposed bay doors on all buildings.


2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.


6. COMMENT: 2-06.4.8.B - If applicable, show all easements on plan with the recordation information, location, width, and purpose of all easements on site

8. COMMENT: 2-06.4.9.H.2 - Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section.


9. COMMENT: 2-06.4.9.H.5.a - Why are there so many parking spaces proposed? Draw in a dashed line to depict the 2'6" over hang on west parking spaces.


10. COMMENT: 2-06.4.9.H.5.c - Are the parking spaces proposed as "direct vehicular access" to the storage areas?


11. COMMENT: 2-06.4.9.O - Show all applicable setback lines. The north building and the southeast building do not comply with the setback requirements. The proposed setback on the southeast building is 5'-4" and the proposed setback on the northern building is 7.981'. The setback requirement in a developed area is 20' or 1.5 the height of the structure. Additionally, where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet. The proposed structures have a proposed wall height of 20' requiring a 30' setback on one of the streets and 10' setback on the other street. A DDO may be pursued to reduce the setback requirements.

Additionally, an area where less than 50% of the linear street frontage of all property, excluding alleys and drainageways, located on the same side of the street and within the same block as the proposed development, is undeveloped, the site can use developing area setbacks. Developing area setbacks will be 21ft or the height of the structure measure from the existing or future curb. If developing area setbacks are planned to be used add the setback lines to the plan.




12. COMMENT: 2-06.4.9.Q - Provide the use of all buildings on site and the square footage of the southeastern building.


13. COMMENT: 2-06.4.9.V - Where is the office proposed to be on the site? Will the office receive mail?


14. COMMENT: 2-06.4.9.W - Add a general note that states that signage will be permitted under a separate permit

All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

Street landscape borders must be located entirely on site, except that, if approved by the City Engineer or designee, up to five feet of the required ten foot width may be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets.
