Renaissance Drive DP19-0051 - I-1 Zoning TRANSMITTAL DATE: July 16, 2019 DUE DATE: July 23, 2019 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 27, 2020. ***Please address the "Follow up Comments". The previous comments have been left as reference for the reviewer and applicant. 1. Follow up to Previous Comment 5: the required three foot from the back of the radius to the front of the dumpster enclosure was not provided as required by the standard. The trash enclosure must be set back from the end of the radius a minimum of three feet. Revise as required. 2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. Previous Comment 5: Per UDC Article 7.4.6.F.4.c A minimum distance of three (feet must be provided between the back of spur and any wall, screen, or other obstruction over six inches in height. That said show the required 3' between the trash enclosure and the backup spur. 2. Follow up to Previous Comment 6: The previous comment was not addressed as required. The minimum width of the pedestrian refuge area is four feet. Per the plan only a three foot pedestrian refuge areas has been provided. Draw the four foot pedestrian refuge area as requested per the previous comment. 2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual. Previous Comment 6: Per TSM Section 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. Zoning acknowledges that TSM Section 7-01.3.B.2 allows for refuge areas in areas where public access is not allowed but a minimum 4' refuge area must be provided. That said provide a 4'-0" wide refuge area along the south side of the future building.
