This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 17, 2020. CONTENT REQUIREMENTS 1. 2-06.4.3 - The provided case number, DP19-051, on sheets 1-10 & 12, 13 & 15 should be revised to read DP19-0051. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. 2-06.4.7.A.4 - Sheet 1 General Note 5 should list the use as "GENERAL MANUFACTURING SUBJECT TO USE SPECIFIC STANDARDS 4.9.5.C.2, .6, .7, & .8 and 4.9.13.Q". 3. 2-06.4.7.A.6 - This project is located within the Airport Avigation Easement and Disclosure Area and may require review by Scott Robidoux Airport Planner. Contact Scott at srobidoux@flytucson.com. 4. 2-06.4.7.A.6 - Sheet 1 Remove General Notes 7 & 8 as this parcel does not boarder on an MS&R. 2-06.4.7.A.8 - For development package documents provide: 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 5. 2-06.4.9.H.5 - Per UDC Article 7.4.6.F.4.c A minimum distance of three (feet must be provided between the back of spur and any wall, screen, or other obstruction over six inches in height. That said show the required 3' between the trash enclosure and the backup spur. 6. 2-06.4.9.R - Per TSM Section 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. Zoning acknowledges that TSM Section 7-01.3.B.2 allow for refuge areas in areas where public access is not allowed but a minimum 4' refuge area must be provided. That said provide a 4'-0" wide refuge area along the south side of the future building. 7. 2-06.4.9.W - Show the proposed locations of the signs. Also provide a note on the plans stating "ALL SIGNAGE REQUIRES SEPARATE PERMIT". Per the supplied drainage statement detention requirements may be waived because the site discharges directly into the Santa Cruz River. Threshold retention requirements remain. Show how this is being met 2) Provide a pedestrian circulation path in accordance with City of Tucson (COT) Technical Standards Manual (TSM) section 7-01, including a connection to the proposed trash enclosure and the proposed storage building 3) Sheet C-3 detail 10. Remove note saying that detectable warnings are only required at transportation plat forms. Detectable warnings are required at all curb access ramps, not just those used for transportation platforms 4) ensure that roof drains scupper underneath sidewalks.
