The property is zoned Commercial 1 (C-1), with the proposed development being automotive - minor service and repair. The Tucson Airport Authority is satisfied with the 2nd submittal of the project and has no further comments to provide. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development package to verify that those changes do not affect any zoning requirements. CONTENT REQUIREMENTS 1. A hold has been put on the Certificate of Occupancy for permit T19CM1102 until the proposed TEP easement has been recorded. Provide copies of the recorded documents. 2-06.4.9.L - All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. The easements may have to be recorded and the recordation information added to the development package prior to approval. Verify no easements are proposed.2-06.4.9.O - Provide perimeter yard setback dimensions for the existing building to the street property lines so that the front and side streets can be identified. This will determine the required street perimeter yard setback for the proposed covered parking structure. Once established Zoning will provided the needed UDC comments so that you can submit for the Design Development Option (DDO) that will be required prior to approval of this development package.
