COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 22, 2020.

1. This comment was not addressed correctly. Based on my count there are only 79 vehicle parking spaces on site, 67 standard and 12 accessible. Clarify. 2-06.4.9.H.5.a - On sheet 1, under General Note 27, list the use as "Industrial" only. Verify the number of spaces listed as provided is accurate. A count of spaces labeled on sheet 2 indicates 70 total spaces (including 12 accessible spaces) not 76 total as indicated.

2. This comment was not fully addressed. Per TSM Section 7-01.3.3.A & 7-01.4.1.A a sidewalk is required to from this project to all streets that the project has frontage. Provide a sidewalk from the site out to Rita Road. 2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual. At least one sidewalk is required to a project from each street on which the project has frontage. The sidewalk should be located to minimize any conflict with vehicular access to the project. Provide dimensions for all sidewalks provided on site, including existing sidewalks near buildings 1-4. Additionally, a sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located.

3. 2-06.3.12 - The drawing index does not appear to be correct as the index only shows 10 sheets and the plan set has 11.

4. 2-06.4.2.D - The sheet number x of 10 is not correct as 11 sheets were provided in the plan set.

5. 2-06.4.9.G - As you are proposing a phased project, see sheet 2, provide calculations, vehicle & bicycle parking, etc., to indicate that each phase complies with all requirements as a separate entity.
