1) Proposed trash enclosure location interferes with the two northern most parking spaces. Adjust position of trash enclosure (including swing gates when open) so that there is no interference or relocation parking spaces
2) Provide top/bottom spot grades for all proposed water harvesting areas to show that an effective ponding depth is maintained. Note that the spot grades should take into account any mulch or ground cover that is used
3) Sheet 3 Note 19 says that landscape areas will be depressed 9". Detail H on sheet 4 shows 6". Revised not 19 to indicate 6". Also change the material specification to something other than D.G. DG silts and reduces infiltration. Gravel or Mulch are acceptable alternatives
4) IBC section 1804 requires positive drainage away from building foundations for a distance of at least 10'. Clarify if the proposed drainage swale along the west side of the building poses an issue for the building foundation/wall system

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 14, 2020.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

2-06.3.0 FORMAT REQUIREMENTS

2-06.3.1 - Each sheet shall measure 24 inches by 36 inches and include a minimum one inch margin on left side and one-half inch margin on all other sides to facilitate efficient record keeping. A larger sheet format may be used with the approval of the Planning and Development Services Department (PDSD).

2. COMMENT: After reviewing the plans under the DP case number DP19-0008 it was noticed that the there are some minor differences between the revised S11-044 Revision 12 and the DP. Clarify if the changes on the DP will be updated on the S11-044 plan set which was just revised.


3. COMMENT: After consulting with Engineering review staff, the Trash enclosure must be relocated further north to provide for an additional 3 feet of clearance for a back-up spur. This will provide for an area where the enclosure gates are not opening into a vehicle parking space.


4. COMMENT: Zoning will review the DP on the next submittal and verify consistency with the revision 12 S11-044.


5. COMMENT: Once the Engineering Reviewer has approved the DP zoning will approve the dp assuming consistency with the revised plat is demonstrated.


6. COMMENT: List the lot split case number S18-079 and DP19-0008 case numbers next to the title block of all sheets.


7. COMMENT: Clarify on the plans how lighting is provided for the long term facilities?


8. COMMENT: As of this review the lot split application has not been completed through PDSD. Prior to approval of this DP the recorded lot split documents for S18-079 must be brought in to PDSD for an over the counter approval and sign off by Zoning.
