Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is December 13, 2019. *** Please address only the follow up comments. The previous comments have been left as reference for the zoning reviewer and applicant. 2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. 1. Follow Up To Previous Comment 1: The previous comment asked that the applicant clearly demonstrate that UDC Article 7.4.6.F.2.a.(1) is addressed. The corrected plans do not demonstrate compliance. Please address as required. Include a dimensioned x-section detail drawing of the PAALS where the canopies are proposed that demonstrate the 1-foot setback from the PAALs or add the 1-foot dimensions on sheet 3 of 24 / C3.0 where the canopies are proposed. Previous Comment 1: Within the parking calculation you state "300 SPACES WILL BE COVERED PARKING). Clearly show the proposed parking covers on the plan. Clearly demonstrate that UDC Article 7.4.6.F.2.a.(1) is addressed. 2. The comment is minor and Zoning is willing to review the corrected DP over the counter once the corrected plans have been updated. It is your option to have zoning staff at the zoning counter review the final comment and access whether or not the corrections requested have been completed and approve the DP over the counter or email the zoning plans reviewer and request the review.
