Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is December 10, 2019. *** Please address the 4 follow up comments and re-submit for review. 1. Follow up to previous comment 4: It does not appear that the information for the registrant sealing sheets 17 and 18 was listed on the cover sheet. Please list Michael J. Wilda's information. 2-06.4.1 - The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines. Include the following information and be provided on each sheet: Previous Comment 4: List the information for each registrant that assisted in preparing this development package. The information for each registrant shall be listed as noted by the standard above. 2. Follow up to previous comment 5: The case numbers DP17-0254 and DP14-0126 were not listed in the title block of sheets 6 through 18. 2-06.4.2 - The title block shall include the following information and be provided on each sheet: Previous Comment 5: The title block on the landscape sheets shall either be added to match the civil sheets title block or the title block on the landscape sheets shall include the exact information as provided on the DP civil sheets. Revise the as required. 3. Follow up to previous comment 15: The two lot detail drawings do not address the full street setback requirements for this development. Add a dimension that states the minimum interior street building setback is the greatest of 21 feet or the height; it should also be noted from the nearest edge of travel lane with and without the parking lanes. Also, the detail drawings only address the lots that have a parking lane along the front street perimeter. Revise the two lot typical detail drawings or add 2 additional drawings demonstrating the street building setbacks for lots without a parking lane in the street frontage. Also, for ease of plan review staff processing building applications at the counter, annotate on sheets 2 and 3 the street side with the parking lanes. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. Previous Comment 15: List the required building street and interior building setbacks. Typical lot details with the building setbacks can be included to provide the building setback information. 4. New Comment: A subdivision application has been submitted for review and has been assigned the case number S19-012. List the subdivision case number in the lower right corner next to the title block of all plan sheets.
