Thank you for the opportunity to comment on DP18-0245, The Bridges 150K SF Office; 1st Submittal, a development package application for an approximately 10.49 acre site, located south of the intersection of East 36th Street and South M L King Jr Way. The land use is PAD 15 (Planned Area Development 15) with the proposed development being an office use.

This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.

The Tucson Airport Authority has noticed two Tucson Airport Authority general notes, which would have been requested for this project submittal, have already been included on the general notes of the submitted plan. The Tucson Airport Authority is satisfied with the 1st submittal of this project and has no additional comments to submit.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is October 2, 2019.

1. 2-06.3.8 - The north arrow, contour interval, and scale as applicable to each sheet should be placed together in the upper right corner of each sheet. Revise landscape sheets to include this information in the upper right corner.

2. 2-06.4.3 - Include the assigned case number DP18-0245 adjacent to the title block.

3. 2-06.4.7.A.4 - Amend general note 3 on sheet 1 to identify the proposed use of the property as Administrative and Professional Office.

4. 2-06.4.9.H.5 - Provide PAAL width for the access lane to the north of the match line between sheets 5 and 6.

5. 2-06.4.9.H.5.c - Show all loading zones, vehicle maneuverability fully dimensioned, and access route. Clarify location of the two type A loading zones.

6. 2-06.4.9.Q - Provide the specific use proposed within the footprint of the building.

7. 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Indicate if there are any existing billboards on site. Compliance to the Sign Code, Chapter 3 of the Tucson Code, is required.

1) Hydro report page 4 indicates that overflow drains in the water harvesting basins along the western edge of the property are 4" above the basin floors. Corresponding details on plan set sheet 7-8 indicate that basins 1-5 have a ponding depth is 9". Clarify if the inlets for the overflow drains allow for 9" of ponding depth or if ponding depth would be limited to 4" prior to entering the overflow drains
2) Provide top/bottom spot grades for all proposed water harvesting areas to show the effective ponding depth is maintained. Provide spot grades at the bottom of each inlet in addition to the spot grades shown at the top of the inlet as currently shown
3) Sheet 7 says to reference sheet 8 for pipe connection details. No details are shown on sheet 8. Provide a detail of the pipe connection to the existing catch basins, including method for basin cut-out and new pipe collar dowels or other joints. Similar to detail provided on Geico project. Pima County Regional Flood Control requests an inspection of this connection prior to final inspection or certificate of occupancy
4) Landscaping plans show several locations where tree trunks are out of line with parking stripes. Since this could interfere with the required vehicle overhang, adjust trunk locations so that they are shown as being in line with the parking stripes

Please include any traffic documents in the next submittal or a response ADOT’s concerns. The proposed square footage of the development may affect the operations of the I-10 ramps adjacent to the overall site. Thank you
