All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. The landscape plan will contain the following identification in the lower right corner of each sheet: 1. Cross-reference to: a. Rezoning case; b. Subdivision case; c. Board of Adjustment case; d. Design Development Option case; e. Development Review Board (DRB) case; and/or, f. Any other relevant case number for reviews or modifications that affect the site. 7.6. LANDSCAPING AND SCREENING Minimum Width Street landscape borders must be a minimum of ten feet wide as measured from the street property line. Streetscape Landscape Border - Maximum Width In situations where the street landscape border is wider than the minimum ten foot standard, the landscape border width needs to be determined for the purposes of calculating the 50% vegetative coverage standard. The width is that area between the required screen and the property line, unless there is permitted encroachment into the right-of-way as per this section. Located on Site Street landscape borders must be located entirely on site, except that, if approved by the City Engineer or designee. Some landscaping appears to located in ROW. Use of the Public Right-of-Way Nonrequired landscaping may be placed in the public right-of-way, if the following standards are met: 1. The landscaping is approved by the City Engineer or designee and complies with the City Engineer's standards on construction, irrigation, location, and plant type; 2. All vegetation complies with the standards of Section 7.6.4, Landscaping Standards; and, 2. The landscaping does not interfere with the use of the sidewalk. Provide the following Calculations a. Square footage of the site; b. Square footage of the oasis allowance area and calculation; g. Square footage of all landscaped borders and calculation of the percentage of vegetative coverage, when applicable. 7.6.5. SCREENING STANDARDS Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1. Identify Screening Elements Screening on Landscape Plan a. Location of screening elements; b. Height of screening material and reference point for measurement; c. Nature of screening material (e.g., permanent or temporary as in phased development); and, d. Valencia Road Development Package (1st Review) - Multi-Family Residential DP18-0184 - C-2 Zoning TRANSMITTAL DATE: August 16, 2018 DUE DATE: August 27, 2018 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 30, 2019. 2-06.3.0 FORMAT REQUIREMENTS 2-06.3.5 - Remove the Development Package PDSD approval stamp on all sheets. Reserve a three-inch by five-inch space in the lower right quadrant of each sheet for an approval stamp. The approval stamp will be applied electronically. 2-06.3.8 - Provide contour intervals on Grading Sheets under North Arrow. 2-06.3.11 - Incorrect sheet numbers labeled on Key Plan. Revise as required. CONTENT REQUIREMENTS 2-06.4.1 - Is Developer also the owner of the property, if so add to the Developer Title on the coversheet. If not please add the owner's information as per this standard. 2-06.4.2.B - It appears there are multiple lots plus a block as part of the old subdivision. Have the lots and block been combined into on tax parcel. If so, please submit documents. 2-06.4.3 - Provide the development package case number, DP18-0184 , adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2-06.4.7.A.5 - Add a density calculation stating the number of residential units allowed and the proposed. 2-06.4.8.B - If applicable provide the information as noted by the standard. 2-06.4.9.F - Place all existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) on coversheet. 2-06.4.9.H.2 - Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. 2-06.4.9.H.5 - Clarify if parking spaces will include covered parking. If so parking structures must be 1 foot offset from PAAL. 2-06.4.9.H.5.a - Provide ADA parking calculation and total number provided based on 2%. The number van accessible spaces is also required. Also, Accessible Parking Sign must be dimensioned from top of sidewalk to the bottom of the van accessible sign. 2-06.4.9.H.5.d - All long term bicycle parking must inside apartments or in long term bicycle parking lockers (revise long term note under Minimum Number of Bicycle Spaces). Provide fully dimensioned bicycle parking detail drawings. 2-06.4.9.L - If applicable provide dimensions of any proposed easements. 2-06.4.9.V - For gang mailboxes indicate location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping. 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Basin Top is shown as 1916. Is this an elevation? If so it appears to be incorrect. 10) Per City of Tucson Standards for Drainage Design section 14.3, paragraph 4, provide a minimum of one 15' wide access ramp into the proposed basin. 11) Show how the proposed plan is in compliance with City of Tucson Unified Development Code (UDC) section 7.6.6.C. Particularly the grading of the vehicular use areas should be in such a manner that runoff is directed into landscaped areas.
