COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June 21, 2019.

1. Previous comment 6. Correct the notes and tabulations regarding building demolition or expansion. Note 3 should show existing conditions. Do not include the area to be added to Panera (634 sf). The building to be demolished should also be included. This would bring the total existing building area to 44,843 sf. Note 4 should show conditions after the proposed changes. Provide an expansion calculation as a percentage. As the site is adding 634 sf to Panera, and losing 4,254 sf from the demolished structure, this constitutes an 8% reduction.
2. Previous comment 6. Clearly define the outside dining area(s) with dimensions. Outside dining facilities shall not interfere with the required pedestrian walkway. Include dimensions for pedestrian walkways.
3. Previous comment 9. The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. Information for the entirety of the Broadway right-of-way (across the street) shall be provided.
