Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is May 2, 2019. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) Section 2-06.3.0 FORMAT REQUIREMENTS 1. Follow Up To Previous Comment 2: It is acknowledged that a lot split application (S18-058) has been applied for and has been approved for recordation but it does not appear that the documentation (as of this DP review) has been submitted back to Zoning for finalization of the Lot Split Application. PREVIOUS COMMENT 2: It appears that the platted block 3 is to be subdivided. Prior to zoning approval of the DP a Lot split application, approval and recordation will be required. 2-06.4.2.B - A brief legal description and a statement as to whether the project is a re-subdivision are to be provided. On re-subdivisions, provide the recording information of the existing subdivision plat; 2. Follow Up To Previous Comment 11: The previous comment was not addressed in its entirety; the calculation needs to reflect the number of van accessible spaces provided of the overall accessible spaces. Based on the 32 Accessible spaces provided a minimum of 5.3 spaces must be van accessible spaces, the requirement is for every 6 or fraction thereof the accessible spaces provided, 1 van accessible is required. In this case 6 van accessible spaces are required. Revise the parking calculation on sheets 1 and 2 and the drawings to show 6 van accessible spaces. PREVIOUS COMMENT 11: Verify that the number of vehicle parking spaces provided is correct. Per the number of parking spaces shown and labeled on sheet 4, there are 2,009 spaces verified. The number of spaces listed under the vehicle parking calculation states 800 required and 1,940 provided. It is not clear if the accessible spaces are included in the 1940 or are they in addition to the 1,940. Revise the accessible parking spaces number to state how many Van and Standard accessible spaces of each have been provided. Revise the vehicle parking calculations as required. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. 3. Changes to the base site plan must be made to all site sheets including landscape and grading. This is a development package application for an approximately 16.0 acre site which is located northwest of the intersection of East Tucson Marketplace Boulevard and Martin Luther King Jr Way. The proposed land use is Planned Area Development 15 (PAD-15) and will ultimately develop into a commercial office use. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority provided a comment letter, dated 5/18/2018, on the 1st submittal of this project. The Tucson Airport Authority has no additional comments to submit and is satisfied with the 2nd submittal of the project since the applicant have provided the Tucson Airport Authority with the copy of the recorded Avigation Easement document and have shared an updated page of the development package plan set which documents that both conditions of approval have been incorporated into the general notes.
