7.6.2. APPLICABILITY
Buildings 10,000 Square Feet or Less
On sites where the gross floor area of the existing building(s) is 10,000 square feet or less, expansions in square footage of land area, floor area, lot coverage, or vehicular use area as follows.
a. If the expansion is less than 50%, the standards of this section apply only to the proposed expansion. Existing development on the site is subject to the zoning standards in effect at the time the existing development received zoning approval.
b. If the expansion is 50% or greater or if expansions as of February 15, 1991, cumulatively result in a 50% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the standards of this section apply to the entire site.
Verify building expansion calculation.
If 50% or over the following applies:
Show compliance with landscaping and screening requirements by locations, material descriptions, and dimensions. Specific plant or hardscape material shall be detailed on a landscape plan. A detailed landscape plan is required. In accordance with Section 2-10.0.0, Landscape Plan Requirements.
4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
The landscape plan will contain the following identification in the lower right corner of each sheet:
1. Legal description and address of site;
2. Cross-reference to:
a. Rezoning case;
b. Subdivision case;
c. Board of Adjustment case;
d. Design Development Option case;
e. Development Review Board (DRB) case; and/or,
f. Any other relevant case number for reviews or modifications that affect the site.
7.6.4. LANDSCAPE STANDARDS
The following requirements are applicable if building expansion is 50% or greater.
Street Landscape Borders
Street landscape borders must be a minimum of ten feet wide as measured from the street property line. On streets designated as Major Streets and Routes (MS&R), the street landscape border must be measured from the future MS&R right-of-way line as determined by Section 5.4.4, Establishment of MS&R Right-of-Way Lines and Gateway Routes.

Located on Site
Street landscape borders must be located entirely on site, except that, if approved by the City Engineer or designee, up to five feet of the required ten foot width may be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets.

One canopy tree is required for every 33 linear feet of landscape border or fraction thereof, excluding vehicular ingress or egress points.

Inorganic Ground Cover
Except as otherwise provided by this section, the area between the right-of-way line and sidewalk and the area between the sidewalk and the curb, if not covered with vegetation, must be covered with an appropriate inorganic ground cover, such as decomposed granite.

Vegetative Ground Cover
Fifty percent or more of the area of the street landscape border must be covered with shrubs or vegetative ground cover. The required ground coverage must be achieved within two years from the date of planting.

7.6.5. SCREENING STANDARDS

Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1.

Ensure that all Zoning and Engineering comments and concerns are addressed prior to landscape approval.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 21, 2019.


CONTENT REQUIREMENTS

1. 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx) shall be provided in the lower left of the title block.

2. 2-06.4.3 - Provide the development package case number, DP18-0046 , adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

3. 2-06.4.7.A.4 - Provide the applicable use specific standards for General Manufacturing in the I'1 zone "4.9.5.C.2, .6, .7, & .8 and 4.9.13.Q" adjacent to the proposed use.

4. 2-06.4.7.A.4 - Remove all references to "DEVELOPMENT DESIGNATIOR" & "PERIMETER YARD INDICATIOR" from the plan as they are not longer applicable.

5. 2-06.4.7.A.6.a - This project is located within the Airport Avigation Easement and Disclosure Area and will require review by Scott Robidoux Airport Planner. Contact Kelly Lee, Lead Planner COT at Kelly.Lee@tucsonaz.gov for requirements.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

7. 2-06.4.9.H.5 - Fully dimension the existing vehicle use area to include the existing vehicle parking, backup spur, wheel stop locate, etc.

8. 2-06.4.9.H.5 - Demonstrate how the requirements of UDC Article 7.4.6.H.1 are met for the area between the basin and the PAAL.

9. 2-06.4.9.H.5.b - .Demonstrate on the plan that the accessible space and access aisle meets the requirements of ICC A117.1, Section 502.2 for cross slopes.

10. 2-06.4.9.H.5.a - The vehicle parking space calculation is not correct. Per UDC Article 7.4.3.G When the calculation of required motor vehicle and bicycle parking spaces results in a fractional number, a fraction of one-half or more is adjusted to the next higher whole number, and a fraction of less than one-half is adjusted to the next lower whole number. That said the required number of vehicle parking spaces should be 16.

11. 2-06.4.9.R - Demonstrate on the plan that the proposed accessible route from the accessible vehicle parking space to the accessible entrance to the building and to the right-of-way line meeting the requirements ICC A117.1, Section 403.3 for cross slopes.

12. 2-06.4.9.R - As the proposed accessible vehicle parking space sign is directly adjacent to the sidewalk the minimum mounting height should be 84", see TSM 7-01.4.3.B.
