1) Provide note that all landscaped areas are to be depressed a minimum of 6" for water harveting, this includes the tree islands adjacent to accessible parking
2) Per City of Tucson Unified Development Code (UDC) section 7.6.6.C.2 maximize rain water harvesting. From the grading plan it appears that a curb cut could be employed in the north-west corner of the development to drain water into the landscaped area. There is a low corner with a spot grade of 80.10P. Update drawing as needed.

4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
The landscape plan will contain the following identification in the lower right corner of each sheet:
Cross-reference to:
a. Rezoning case;
b. Subdivision case;
c. Board of Adjustment case;
d. Design Development Option case;
e. Development Review Board (DRB) case; and/or,
f. Any other relevant case number for reviews or modifications that affect the site.

Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1.

The width is that area between the required screen and the property line, unless there is permitted encroachment into the right-of-way as per this section.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 13, 2019.

2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual.

3. COMMENT: What is the purpose of the striped area adjacent to the parking space along the southwest. If this is for pedestrian access it appears that it is in the vehicular use area without being raised or protective. zoning suggest to put backup spur instead of the striped area.


Additional Comment: 2-06.3.5 - Remove Development Package PDSD approval stamp on all sheets. Reserve a three-inch by five-inch space in the lower right quadrant of each sheet for an approval stamp. The approval stamp will be applied electronically.

Additional Comment: Draw in the stacking spaces that will fit within the drive-thru lane. Minimum stacking space is nine by eighteen feet.

Additional Comment: The southern property boundary dimension on the submitted development package does not seem to match what the assessor's parcel map has recorded, please clarify.

**********HOW TO PREPARE YOUR RESUBMITTAL**********
A properly completed response letter is a critical component of a plan resubmittal. The response letter should be completed by the individual or firm who makes the appropriate corrections to the plans.
Plans are reviewed by one or more reviewers at Development Services.
When a reviewer 'denies' a particular review, the needed corrections are identified (see link to comments above). A properly completed Response Letter will identify each review that was 'denied' and individually provide detailed comments on how the plans were modified - for each correction listed under 'Corrections Required'.

IMPORTANT: A comprehensive Response Letter allows the reviewers to limit their re-review to just the corrections required, i.e. the reviewer should not need to review the entire set of plans again. The comprehensive Response Letter, along with the corrected plans, is the most effective action that can be taken toward getting your plans reviewed and approved on the resubmittal, and in the shortest time possible.
