4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
B. The landscape plan will contain the following identification in the lower right corner of each sheet:

Minimum Width
Street landscape borders must be a minimum of ten feet wide as measured from the street property line.
Located on Site
Street landscape borders must be located entirely on site, except that, if approved by the City Engineer or designee, up to five feet of the required ten foot width may be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets. Obtain permission for landscaping in public Right of Way.
Use of the Public Right-of-Way
Nonrequired landscaping may be placed in the public right-of-way, if the following standards are met:
1. The landscaping is approved by the City Engineer or designee and complies with the City Engineer's standards on construction, irrigation, location, and plant type;
2. All vegetation complies with the standards of Section 7.6.4, Landscaping Standards; and,
3. The landscaping does not interfere with the use of the sidewalk.
7.6.5. SCREENING STANDARDS
Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1. Identify all screening elements on landscape plan.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use, Administrative Professional Office, as listed in the City of Tucson Unified Development Code (UDC) and the UDC Technical Standards Manual (TSM).

UDC 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval.

1. 2-06.3.5 - Remove the Development Package PDSD Approval stamp from all sheets. Reserve a three-inch by five-inch space in the lower right quadrant of each sheet for an approval stamp. The approval stamp will be applied electronically.

2. 2-06.4.1 - Provide the name, mailing and email addresses, and phone number of the firm, ARC Studios, that prepared the development package documents on the cover sheet.

3. 2-06.4.2.B - Provide the recorded information or a subdivision application for the proposed parcel 1, 2 & 3 on the plan. The existing legal description for 13225069G, 13225069E, and 13225069F is Alvernon Manor Lots 27 & Ptn 26 & Ptn 28 Blk C Exc S45', Alvernon Manor S Ptn Lot 28 Blk C, and Alvernon Manor Lot 29 & Ptn Lot 28 Blk C. Depending on the option, a lot combo or covenant may be needed.

4. 2-06.4.3 - Provide the relevant activity number, DP18-0014, adjacent to the title block on each sheet.

5. 2-06.4.4.A - Show the subject property approximately centered within the one square mile area of the location map.

6. 2-06.4.7.A.4 - List the use specific standards applicable, 4.9.13.Q, to the proposed use.

7. 2-06.4.7.A.6.a - UDC 5.6 - Provide a general note of the type of overlays applicable, Airport Environs Zone (AEZ), and note if the specific criteria is met.

8. 2-06.4.7.A.6.b - If there is more than one lot within the site, the note should specify which lots are affected by the additional applications, 13225069F looks to be divided to create parcel 3 easement area.

9. 2-06.4.7.A.7 - If the property is part of a subdivision plat that is being reviewed or has been recorded, provide the activity number in the lower right corner of each sheet.

10. 2-06.4.7.A.8.c - Provide the expansion and demolition percentage of site coverage for buildings and vehicular use areas. Include the calculations, if the buildings or vehicular use areas have been previously expanded. This will help for the current and future proposals.

11. 2-06.4.8 - Indicate the existing conditions, structures and vehicle use area, on site, 13225069G.

12. 2-06.4.8 - Draw where the adjacent parcel lines meet the property line.
