COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June 27, 2018.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)
Section

2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet.

1. Follow up To Previous Comment: per my Phone conversation with Erin Harris remove any notes pertaining to the GIID process, zoning note 4 and the GIID note under the parking calculation exception note.


2. Follow up To Previous Comment 7: per your response to comment 7, this comment will remain until such time as the abandonment recordation has been completed. If for any reason there is a need to continue the time on the abandonment process, a hold on the issuance of a C of O for the building can be placed until such time that the easement is abandoned and the appropriate revisions to the DP and documentation provided to PDSD.

2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided.

PREVIOUS COMMENT 7: The DP site plan depicts a 10-foot wide ingress/egress easement that is to be abandoned. The easement must be abandoned by separate instrument prior to approval of the DP. The abandonment recordation documentation must be provided with the final dp submittal.



3. Follow Up To Previous Comment 11: It is acknowledged that the IID was not used to modify the required number of parking spaces. However, under the parking calculations include the UDC exception section number and the number of additional trees added in order to reduce the number of parking spaces

2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

PREVIOUS COMMENT 11: It is acknowledged that the applicant will be seeking to obtain an MDR by utilizing the GIIS review and approval process to reduce the number of parking spaces. Based on the square footage (2,297) of the proposed building 23 parking spaces will be required. Per the parking calculations and the site plan 21 spaces have been provided on site. Under the GIIS, parking may be reduced up to 25%. Contact Carolyn Laurie at 837-4953 for information and requirements on the IID review and approval process.


4. Follow Up To Previous Comment 16: The building setbacks as noted per the previous comment could not be verified on the site plan sheet, label the setbacks.

2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

PREVIOUS COMMENT 16: Draw and label the building setbacks from the current back of curb location and if applicable from the future back of curb of Stone Avenue and Speedway Boulevard.
